Waited a hour to check in, hotel wasn’t very clean, lifts didn’t work the majority of time as the chamber maid had them on hold, I feel through decking on the balcony causing cuts and scrapes no health and safety what’s so ever, the worst hotel I have stayed in, I did get a full refund

Paid extra for a room with a jacuzzi. The jacuzzi has cut wires with oxidation showing the spa hasnt worked for a while. Also, the down button on the elevator doesnt work and the stairs don't go to the lobby.

It’s a dump with no working lift and a staircase to navigate that’s 10” wide yes 10” wide. Their was an old soap bar in the bathroom with rats at the back door yuck

Modern Living - disaster would be more appropriate. Bed linen was dirty, towels filthy and threadbare with brown stains. It literally looked like they'd been used by the previous guests and passed on to the next. The room could be soundproofed to mitigate noise at night time. Also the scuttling of rats in the dining room above kept you awake in fear. The place has potential but desperately needs an injection of investment and improvement

The hotel is in a very convenient location with easy access to beach. Bed was hard, toilet leaked, was noisy at night. Needs an upgrade.

Staff dis not issue a refund, refused to reply to me about any refund, it was dirty, water damage everywhere, smelled really aweful, noisy and people slamming doors and street noise was horrible, they where very inconsiderate of us and our issues, laughed when we said this was unacceotable. Issue me my refund! I would NEVER recommened this place, our first time experience in phuket was ruined because of this hotel.

Good location relative to the beach. Staff was pleasant. Property is old and out dated. During my 4 day stay the electricity went out, and could not use the elevator. Water went out and could not take a shower. Pool was not working. Pictures. When water was working the shower knob in the bathroom was broken. I travel with friends and at least one other room had a broken shower knob. Finally my television was not working

This is our second time staying here this time we are traveling with our kids, 15 and 21-year-old. We booked the deluxe room with pool access, which is an amazing deal. It is right across the street from the beach. There was a beach festival right across the street. We were able to enjoy the music while relaxing in the pool, which is way bigger than the hotel pool on the fifth floor. It Is close proximity to the nightlife. Definitely not a bougie hotel and needs some updates but great for the proximity and the price.

Manager was a joker I stayed here and paid for an extension they proceeded to kick me out of the room stole my money would not let me stay I booked another hotel instead for these days and did not even return. The hotel pool doesn’t work the rooms all smell bad the elevator doesn’t work the shower and toilet are in the same section and the shower head is broken the stairs are messed up the staff is unhelpful .they didn’t want to give me an electrical key to keep the ac running they were dirty no sufficient places to lock your valuables … management not trustworthy either. All in all this place is as dirty grimy as it gets decent location yes but realistically I’ve stayed at 3 other hotels with bigger and better rooms for cheaper on this block i suggest Rico’s or maybe some of the other ones closer to Bangla road … I stayed here for 1 week didn’t complain much cuz it was cheap but also the gym is misleading the weights are all broken and the ac is never on it’s a legitimate sauna in there .. the pool is completely destroyed probably won’t be fixed anytime soon… honestly I never really leave reviews and I’ve been travelling to about a hundred hotels this year this is bottom of my list.

Do not get the suite with pool, the pool is old and literally crumbling and doesn’t work. But the suite is nice

The worst hotel I've ever experienced in Thailand. There was no customer service at all. The stairs were dirty and dangerous. I even fell down right away as the receptionist took me to my room, but she didn't seem to care. I booked the room for four nights, but I only stayed for one hour. They sent someone to fix the shower, but they said they couldn't fix it today. There was also low water pressure and bad AC. I booked another hotel and left. Before booking a new hotel, I asked them about a refund, and they said they would wait for an email from my Expedia agent. My agent has contacted them several times, but they haven't responded or issued a refund yet. You will waste your money and be very inconvenienced if you book this hotel.

Great value for the price

The employees at this motel were amazing. The service was great. The location was great. The bed was too hard, but I had a balcony overlooking the beach which made it worth it.

I liked the service and helpfulness of the staff. Good and tasty breakfast. Excellent location. However the cleanliness of the place was relatively poor and I was taken up to a room that hadn’t been cleaned at all. Also there were no bedside lights in my room and no sockets near the bed so couldn’t look at my phone in bed when I it needed charging. Apart from that I would recommend it if you want to stay for a night or two and want to go to the bars, restaurants and clubs in the centre of Patong and/ or go the beach.

So noisy right on the road they say with sea views but there a road and trees blocking the view for bar was closed

The people and staff are amazing, but the hotel rooms looked nothing like the picture when I booked it , they need to be honest when describing the room and area , I felt a little let down once I got to my room .

Clean with great staff

Very run down hotel with poor service. The uncleanliness of the room and mold is a major health hazard. There was mold in the aircon and all over the bathroom and curtains. Many things were broken/working including the kettle, safe, broken mirror, light bulb in bathroom blown (and not changed despite pointing it out to staff), broken towel rail (tried to put a towel on the towel rail and it just fell to the floor), the elevator seemed unsafe and had wires exposed where you need to press the buttons, and the shower leaked water all over the bathroom every shower because the shower curb didn't go all the way across the floor. The staff service was also very average. Often when our room was made up our dirty towels would be taken but not replaced and they were very inconsistent with the basic room service. The bed is very hard. The only positive things I have to say is that is in a good location but the rooms are definately not sound proofed as advertised. Also worth mentioning that when we arrived there was a dispute about the hotel double booking a room and the day before we checked out the same thing happened to someone else. This place is not worth your money or your sanity!

The rooms were alright. Breakfast was very basic. Pool was tiny and not very clean. Not worth the AUD $250 a night, unfortunately.

This hotel was directly in the middle of the hustle and bustle of Phuket. It was full of people. The busy street was directly in front. The days I arrived there was a festival on the beach. So music, concert and crowds till 1am. No beach view. The beach was dirty and full of people. Beach water was full of seaweed. Couldn’t swim in it. I was so disappointed. The pool was very small didn’t look clean. I didn’t try the restaurant or breakfast. Location was walkable to market place and beach. Hotel room was large and clean. Great hotel for friends or single guest.

Nothing at all

Modern Living hotel is situated close to everything you need. The only downfall was there was an open market set upon the beach opposite on my second week, no great problem, bought earplugs and slept like a baby. The hotel was perfect for what I wanted, I was out all day, so just needed a shower and a bed, perfect.

The pictures that were advertised were very deceiving. Bedsheets were dirty. Bed was rock hard. I had back aches after 1st night. Towels were old and ragged. Shower was dirty and smelled. We requested room for 3, and they added a portable small bed in a small bedroom...was not enough room for 3 people. Bed frame was rusty. Pool was gross. Old and rusty. we didnt even use. Cleaners and staff were friendly.

The bed was large and comfortable. However, the aircon did not work properly, there were no bedside lamps, the fridge leaked, the lift was being constantly used by staff so it took 10 minutes to go down 1 floor and there was no staircase instead of lift. I was surprised because your app suggested that at 83AUD i had received a significant discount but the room was not worth the discount rate, let alone the full rate. I wouldn’t recommend the hotel.

Remodeled and updated hotel. Only real take away is a poor view from my balcony. The balcony view looked so much better from the photos. Otherwise it was a very convenient location along Patong Beach.

We are only here two days and it wasn’t long enough

Property is clean but old, leaking taps and overall in major need of renovations. At least remove all the pool tiles that has fallen off as well as all the roofing screws let's on the patio after repairs

Room was very nice, I had a personal private pool on the balcony looking at the ocean. Pretty nice. Small but would easily fit a few people. Bed was comfortable. Close to everything. Very noisy at night w all the people partying outside down the streets. Nice overall.

Spectacular! Was in room 1418; (deluxe room beach view with balcony). Room was giant, with balcony with incredible view of the beach and sun right in my room every later afternoon with giant floor to ceiling windows- sliding doors, tons of tv channels with easy switch to english, huge bathroom, hot water, any closer you’d be sleeping on the beach! kind and caring staff! BOOK IT!

Don’t waste your time!! Building is very old and not taken cared of. Beds are rock solid. Rooms are dirty. Just not a good experience at all. We left right after we checked in and saw our room.

Liked proximity to beach and staff were fantastic. It was convenient having the travel agent right in front of the hotel. The elevator broke down while we were there and the stairway is extremely narrow. On check-out day it was challenging getting our luggage down the narrow staircase.

The property was very well located just across the road is the beach . The staff is very friendly and helpful with everything. There is small pool on the roof top and has a very good view of the sea . Many restaurants and shopping nearby.

The property is very well located right across the road is the beach . Its 5 minutes walk to Bangla road . All the restaurants are located right next to the property I recommend this place to everyone as it has a good vibe . The rooftop bar has a beautiful view and is very good . Would definitely stay here again.

This building is very old, unsafe and noisy. Needs to be fully renovated and soundproofed. The room we booked was a deluxe jacuzzi with pool access from verandah. You can get into pool that is 2.4 metres deep but there’s no stairs to get you out. For a young spruce fit person no worries but for an over 35+ and someone with hip problems or similar this is a definite health and safety issue. The bed was the most uncomfortable bed we had , after traveling for. Month staying in dozens of beds in different accomodations. Seriously bad. And the noise from other rooms and the city below every night from 5 pm till 6 am it’s just so loud it’s impossible to sleep. Yes close to everything, walking distance, across the road from main beach. But if your over 30 don’t do it. We stayed for 1 night paid for 5 and checked out and went elsewhere for 4 days. Much better beds in 5 ⭐️

I paid for a room with pool access but did not use the pool because it is so dirty and so small. It's more like a tub and not a pool. Very disappointed. I checked in and checked out the next day to another hotel. The only thing good is the hotel location.

The hotel was ok. The area was not my vibe so honestly I would not stay in the area again. They are doing upgrades to the hotel so that’s a plus. The staff was super amazing and accommodating. Upon checking out, the person that cleaned the room went in right away and while I was still checking out she called the reception to let her know I was forgetting some clothes and my wallet. Very honest people!!! If the hotel was in another area I would go back but the area was just not the right fit for me :). I think it is good if you just need to rest for a bit before heading to another destination.

Room was great, but the shower was horrible, it was either hot or cold, no warm. It was a pool access room but the pool has not been filtered in a while, no new water.

Hotel staff were great. Housekeepers were great. Location was great. BUT - the ad says 3 pools - there are zero pools! Don't be tricked by the photos. BUT - the street traffic is so loud. And the rooms are not soundproof at all. Zero sleep the first 2 nights as we got used to the 24 hour noisy traffic and manhole bang bang.. BUT - there is no shower screen / shower curtain. Every time you have a shower, everything gets wet including the toilet and toilet paper. Unbelievable.

Dirty room, air conditioning did not cool room and smelled. Unbearable, wet musty smell. Bed was a box spring, hard as a rock, 1/2" layer of foam. Could not sleep. Smell of cigarette smoke constantly. They would not cancel and refund. Packed my bags and left after one miserable night.

The location was right on the beach road so that was excellent and very walkable. The 5th floor pool overlooking the ocean was pretty cool and for us the NYE party up there afforded us a great location to see the fireworks. Kettle and fridge in the room was perfect also. That said, this is not five star and doesn’t boast it is, the shower went hot and cold (literally) and the windows rattled in the wind (which I fixed with some cardboard wedges) Included breakfast was ok but menu options a little limited. So value for money - good, location- great, staff all were super nice and polite.

Good location. Right at the Patong Beach and walking distance to Bangla Road. Service staff is friendly and helpful. Took the room with Pool Access, and it was a great choice, having a pool just outside your room. Pool could be a little better maintained, but was still good to use. Will stay again if Patong Beach is my choice of area to be in.

For the price it is a good choice if youre looking for somewhere to sleep and store your things while you explore Patong. The property is located just across the street from the beach and less than 50 meters from the pedestrian crossing to get there. The staff were friendly and helpful. We also got the rooms with breakfast included which was decent. Our only complaints are that there were a few mosquitoes in our rooms, and the elevator doors had a tendency to close on us. We were a group of 4.

I wouldent stay again, rooms not so clean, bed was like sleeping on the floor (So Hard). If you want a cheap hotel, with no extras, not to bad. They couldent even provide Ice to the room.

Location was great for accessing the beach and main streets of Patong for restaurants, bars & shopping. The staff were friendly & very helpful. The amenities listed on the website such as the skybar was closed and the hotel public access pool on the rooftop was very small.....pictures of a big horizon pool over looking the beach on the website is in fact for private suite access only. So if your looking for a pool resort style to sit by... this is not the hotel to stay at, however the rooms are clean & tidy motel style.

The only reason for selecting this property to stay for a night was the location. It is bang on the patong beach. We booked a deluxe room with Jacuzzi for our stay. The room was Ok and there were spider webs in the nooks and corner of the room. There was a balcony which we could have used if it was not dusty and was cleaned before we checked In. Breakfast options were limited and it was Ok not that good in taste. The room didn’t had any central Ac and instead there was only one split AC which wasn’t sufficient given the room size. There were no fans in the room to compensate for AC during the sunny days. We kept the AC in turbo mode for a while and water started dripping from it and we had to call reception to check it. I would prefer to stay here again if they could rectify all these things and keep the room little more clean. There are many four star hotels in the same area which might be a better option if you can fit it in your budget.

The location is very convenient. It is close to almost everything from restaurants, beach and shopping. Facilities need maintenance and upgrade. Just like all other reviews, the noise is unbearable at night till dawn. Look like this hotel was made of cardboard boxes! If you’re a light sleeper, stay away and go someplace else.
