Food under the bed!
The carpet was not vacuumed very well, found an old corn on the cob under the bed.

Chose out of necessity of location. Not clean. Staff inaccessible. Ice machine Broke for days. Stingy with needed towels. No working phone system.
It was in a very good area very private and we really enjoyed. When checking in the guy was very nice and made sure our stay was pleasing. Definitely will be returning soon.
If I could give this a zero, I would. Do not book this hotel. This hotel does not exist and he does not accept online reservations. The hotel is now Value Inn, so he can refuse any online reservations made for Oak Tree Inn.
Perfect little place
Not bad for being off the main stream. And the staff were amazing
Nice, quite and off the beating path
It was a quite get away for me and my husband, who umpires adult league baseball. This is always a nice get away. Very quite and cozy.
Reservation wasn't on file when I arrived. Receptionist seemed to be in a hurry to leave.

Nothing fsnncy, but the room was clean. Would probably stay here again if in the area.
As mentioned in previous posts, this is a marginal place to stay.

Fend for yourself
The people in the diner next door were running the front office, so when we checked in we had to wait for the cook to come over and check us in. During our week stay the room was never cleaned, trash cans never emptied, no new towels. Went to the front desk and they didn’t have any clean ones. Evidently they are short staffed so have no one to clean the rooms or was the linens. Had to go to the front desk and get our own toilet paper.

When I got to the hotel they put me in a single room instead of a double like I reserved. Also ac would not get off 61 and no one answered my call at the desk at night to fix it. Horrible don't stay here
Save yourself the frustration and book elsewhere!
Upon arriving at the hotel, I discovered the check in office was little locked with no one at the door. I saw a sign outside of the desk saying to use this phone to call for someone to check you in and the phone was broke. I sat in the parking lot for a half an hour trying to call numerous numbers for the hotel and I was advised to go to the diner next to the hotel because that's where the desk clerk should be. WELL...... the clerk told me "you're going to have to WAIT because I have orders I have to do first" . I then waited in the parking lot for AN HOUR trying to fall back hotels.com so I can go cancel. Well that took for ever and after an hour of waiting the clerk finally finishes her order and decides to check me in. Guess what, my double bed that I booked is not available!!! I've never experienced such an unpleasant/ unprofessional hotel in my life. Don't waste your time and book somewhere else.

No one working front desk. Diner staff had to deal with me. Was told certain areas/rooms in hotel were dangerous. Bed had bugs.
Pricey but Cozy
Little pricey for location but it was quiet, comfortable and the attendant was very accommodating. Also there is a little dinner right next to the hotel which is not too costly.

I made a reservation when I got there the lady was on the phone never got off so unprofessional then another lady came from the back she couldn't help me come to find out they had gave my room away...I made a blank trip from out of town
Help Wanted Sign Should Have Be An Omen
Taped to the front door is a big "Help Wanted, Full or Part-Time" sign. Check-in was OK, but I couldn't change my payment to cash. No wireless available, calls to the front desk went un unanswered. The "free breakfast" wasn't, our room wasn't served, and no one was there at check out. I don't have a receipt, so if the check total is wrong, Expedia will hear about it. If you're passing through Livonia, keep moving. There are better options in Lafayette or Baton Rouge. Truly disappointing.
Perfect overnight
Very clean, the room had microwave, coffeemaker and refrigerator. Nice size tv. Friendly staff. Great for the price
Very Very Bad
We arrived into Lavonia and found 2 Oak Trees, Well we didn't even know there was 2 in the area, We had to wait for the Front desk Person, who as we found out was cleaning rooms. She finally came around & checked us in & gave us a room that she said was just cleaned, well we went to the room and it went from bad to Worse, she had said the carpet was just cleaned & an Ozone machine was in the room so she said if might smell a bit differant. Well we stayed abit opened the window and turned on the A/C. Well then it just gotten worse.The Carpet was wet not damp, WET. We couldn't sleep because of the smell even the bedding smelled. My girlfriend go so sick from the smell we had to change rooms, but those even smelled of smoke & something nasty. So we checked out got a refund ( which was the only plus) & went to the other Oak Tree Inn down the street. The other Oak Tree Inn was way beeter & smelled good. If I return to this area agin I would stay at the other Oak Tree Inn. This one is for Truckers & H****** .

Comfortable and clean
Only stayed for one night, but the room was clean and relatively tidy. Didn't get the WiFi to work, but I was unsure where the problem lie.

Nice clean rooms! Very friendly staff! And has a diner practically in the parking lot (walking distance )! Overall great 2 days ! Plus price was great!
Did not honor my reservation
I booked a 2 night stay at this hotel on hotels.com and they told me I could not stay there even though I had a confirmation number. I begged to let me stay at least one night as it was 11:30pm and I had been driving for the last 7 hours. They told me the hotel was only for the "railroad people" and she did not have room for me on the following night. I'm curious why they even advertise on Hotels.com if they don't actually want their rooms to be booked???
Would not recommend
Check in 4 pm. Room not ready till 5 pm. Still was not clean. Bathroom left with dirty towels, soap. Counters with crumbs and sticky rings. Carpet not vacuumed. Bathtub and shower walls with so much old soap scum was brown. Can't imagine ever used cleaner in months. Floor corners with mold. No toilet paper. No one in office to obtain extra towels or TP. Surprised health department doesn't close them down. Finally left early. Couldn't even check out as no one in office again.
Good hotel for the price
Hotel was clean, staff is friendly, and in a safe area. Price was reasonable for the room as well.
How did this hotel EVER get a Good rating???
This was a real disappointment. The bed was terrible and did not look clean. The motel was pretty much out in the "middle of nowhere. The check in area was filthy. If it were not so late at check in and the fact it was reserved and nothing else was any where around, I should have walked. Not the least problem was that I was charged $17 more with my reservation than the price on the sign out front. Do not stay here. ( I have never made a review like this in the past and hope that I never need to again!)
Youth Turkey Hunt Trip
My younger son and I spent a night at this hotel due to its proximity to the Sherburne WMA and the fact that there is a nice litte restaurant right next door.It was a tad noisy as we were on a busy State Highway(Hwy 190) but the room was clean and very nice for what we were looking for,room #113.I am returning next Friday and would like to have the same room as it is in the rear,away from the busy highway.
WOW how did this get a 4?
The comforter at the end of the bed had dried food on it. The room smelt of mildew when it started raining outside. The bed was cheap and flimsy almost like a sofa mattress. Instead of shampoo you were given "body gel" and a bar of soap. The staff was not very trained. The whole place and experience was as a dump!!! The hotel was right next to a highway and at all hours you could hear every 18 wheeler rolling down the road. The same company that has this hotel has a very new and from the looks of it a very nice hotel right down the road by the same name. If I had to stay in this area go for the new one not this horrible one.
Roads closed needed place to stay
Was great. We got stuck on the way to Houston. Road were closed and I found this place which was cheap but had great value.
Good for an overnight stay
The motel was very convenient to a restaurant which was right next door. The staff was friendly and accommodating. The room was comfortable. My only complaint was the musty smell. It probably could use some rug shampooing. All in all, a decent stay for the price.
Very nice place to stay
I enjoyed my stay here and the staff was friendly and very nice. My room room was clean and comfortable. It was far from where I was having my bowling tournament in Baton Rouge, but for the price and friendly it was worth the short drive.
Convenient after LSU game
We usually drive home to north LA after the games, but were tired and decided to try this hotel. It was completely satisfactory. Clean and quiet and safe. Low price. Good flat screen TV.

The property was good. After check in the TV would not work. The desk clerk came to the room and after a couple phone calls to Direct TV was able to reset the connection. That night the Heat/AC unit did not work well. Giving only minor heat at best. At check out the clerk said the temp on those only works at 85 degrees and higher? Okay?
