Tzekos Villas was perfect for my husband and I. We were right in the edge of Thira so it was quiet but within walking distance to everything we needed. Stunning views as well!

Extremely bad breakfast. Extremely poorly suited rooms without even furniture to place luggage or clothes. Horrible bed. Uncomfortable bathroom lacking even the basics cheap road motels of the civilized world offer. Do not recommend. The view is great, but a hotel needs to offer a bit more than that. Sory Tzeko hotel.

The hotel is on the caldera and with walking distance to all the action the area has to offer. The hotel sits on a cliff and like other reviews have said there are many steps to take to get to the rooms but well worth if for the view. We did have the hotel arrange pick up from the port at 30 euros and even though at first I thought it was excessive and the end I thought it was well worth the expense to have someone waiting for us at the port with my name on it. The hotel had an employee meet us at top and he hauled our luggage to reception and then to the room. The hotel room is dated and at first my wife and I were concerned but it was comfortable, quiet and close to everything we wanted to see. We were not planning on spending our days in the hotel rather exploring. I do wish the hotel had toiletries as they were not offered but I always carry my own just in case. Eri, thank you for the great customer service and for all the suggestions on where to eat and what to do.
The property is well located, but if stairs are an issue for you, keep in mind that they will be a lot.
Amazing Santorini Find
We absolutely loved this place! I came with 2 other friends & stayed in the room with 3 beds. We chose to arrange the shuttle through the hotel at an extra charge & totally worth it. The porter helps with your bags which you want. There are a lot of hills & stairs in Santorini. All of the staff was so friendly & hospitable. The breakfast in the morning was great. There were hot & cold items. Healthy things & some nice pastries, breads. Our room was very clean & kept that way throughout our stay. The view was fantastic from everywhere throughout the hotel. We enjoyed a couple of pool days too. The bartender was very nice & attentive. The location of the hotel was great. Walking distance to loads of restaurants, bars, transport, & shopping. If I come back to Santorini I will be checking this place first for availability.
Nice but Over Rated
This little hotel was nice but I would not give it four stars. Mainly, you are paying for the view, which was great. It also has a nice pool with great views. The room I had was very small and I had to climb a very small and steep staircase to get to the bed. The TV offerings were minimal, too basis for a four star hotel. The breakfast was average, at best, and a there was a swarm of flea like bugs around the curtain next to my table. In sum, the place is too pricy for what you get, unless of course you are primarily interested in a great view. .
Nothing really unique.
This hotel has a great view, the staff is very cooperative and friendly. Rooms have great views and are comfortable. But it requires a lot of walking (up & down) to get to the hotel.

The staff was very friendly. Our rooms was lack luster and had an ant problem. They must of sprayed for them while cleaning and then the whole room smelled of bug spray. There are a lot of stairs in Thira but and additional 3 flights to get to our room. The bed was upstairs and the ceiling was arched. We hit our heads multiple times getting up. Also, the jacuzzi outside never got hot.

We have an amazing time! The hotel was clean and our room had a breathtaking view of the Sea! Gerazmo at the front desk eas incredible amazing. He even went above and behond by making reservation for tours and restaurants. Indeed we will come back!
Just at the lower end of the main shopping and eating area, the hotel was perfectly placed for a balance of easy access and quietness. Great spot on the cliff with incredible views. Lovely pool and pool bar area with limited snack selection for lunch. Room cleaned every day with fresh towels. Helpful staff. Large room (triple) with balcony and aircon. Good breakfast. Small walk from the taxi / shuttle drop off point as cars cannot get within about 150M of the hotel. We loved it and would go back.
Excellent value with great view
Santorini’s best kept secret!
This hotel is in a great location, close to everything yet away from the touristic madness with the best sunset views!! Very clean and great service staff. It’s does have a lot of stairs to climb, but you get used to it.
I enjoyed my stay. The property was very clean and the staff helpful. The room was a bit smaller than expected, but comfortable. And the views are fabulous!
Tzekos Villas exceeded expectations! The villas are on the edge of town slightly away from the hustle and bustle of Fira. While the town is still easily accessible, the rooms offer a view of the caldera and cliffs instead of other people’s hotels. Our room had a hot tub and adequate space and amenities even though we were not in the room much! The pool and pool bar are run by Stergio and he’s very excited to take care and make any cocktail you can think of. The hostess was extremely helpful and full of great recommendations. The steps were daunting but the porter took our bags and the trek to breakfast was worth every step. Two great restaurants above provided great options and the super market down the road made for easy resupplies. Thank you for an incredible stay we hope to be able to visit again soon!

My husband and I had a fabulous two weeks in a superior room at the Tzekos Villas. We were very comfortable, enjoyed the varied breakfast, and found the hotel to be clean, and the staff friendly and helpful. We had an amazing view of the caldera and the sunsets from our balcony and would thoroughly recommend the hotel to anyone who doesn't mind a number of steps to their rooms and pool. The hotel is approx 5-10 minutes walk away from the main hustle and bustle of Thira, allowing for a peaceful stay.
Fantastic hotel, people and location.
Great location, just a stones throw from Fira’s town centre. Amazing view, best view I have ever had from a hotel. Staff were very friendly and helpful. The barman beside the pool was friendly and great at making cocktails. Breakfast was continental style with some Greek dishes included, which I like. Would definitely come back again. Only things I could think to improve the experience would be a few more pillows in each room.

Perfect location for the views of the sea ! The breakfast was delicious ! Checking was right on time and the location is right in the middle of everything interesting so it is the perfect place to be in Santorini !

Large, clean rooms with balconies and beautiful caldera views. Reception staff and porters very friendly and accommodating. Property located on the cliff side so be prepared to navigate a lot of steps but with the views!
Staff very helpful especially to Erasmus from the front desk. Breakfast was great and the view of course was spectacular. Except from the steep climb to go to the main road, experience was wonderful!
There were 110 stairs from our room to the street, but in general Santorini isn't the place for people who might have trouble with stairs, because those were just the start of every stroll in the town. The staff was amazing, kind, friendly, and helpful. Note that the water isn't drinkable, so you must purchase water bottles. In the hotel they cost 0.5 EUR per 0.5 liter. In the supermarket it's a bit cheaper, but requires a few more stairs while carrying the bottles. We needed about 3 liters per day for the two of us. Note that the wifi is EXTREMELY slow, even after they replaced the router in our room. BRING SUNGLASSES!!!
Wonderful stay at the Villa. The staff were professional and very helpful. Our room was very clean and sanitized. The view from the hotel is beautiful. The location and proximity to the town center, clubs, restaurant and other areas is very good.
We were willing to give up a bit of the view in order to have a pool, which was very nice. The view was still pretty amazing, just not as great as you could get in some other hotels perhaps more centrally located. Staff was very pleasant and helpful.
Perfect Hotel for a Relaxing Vacation
Great boutique hotel in Fira, Santorini. Quiet location with a great view. Convenient to restaurants, bars, and shopping. Also near bus to easily explore other parts of the island.
Delightful place to stay. Friendly and clean.The staff were excellent. As previous reviewers have commented there are a lot of steps but it is on the cliff edge so that you get the best views. Therefore you need to be reasonably fit!! Breakfast was good and the pool wonderful.

The location is absolutely amazing with the views but be prepared for stairs and hikes. The entire place and and location is simply amazing!! The hotel was very cool being built into the side of the mountain, but the beds were very firm. So the experience and views out weighed any negatives.
Great location, room, and staff. Close to central Fira, shops, bus station. Large clean room with balcony overlooking the sea. All rooms have a sunset view. Friendly and helpful staff especially Rubini who took care of our room and breakfast. Lots of steps between rooms - as with all hotels along the caldera.
The place has an fantastic view over the caldera. It is outstanding. The only negative is that there isno drect car access and there is much carrying and climbing of stairs to get to and from rooms. The staff will do the carrying for you - this is great - but there are still many steep stairs from rooms to amenities and to the exit. It's not for the faint-hearted
So far so good except they should provide at least a bottle of water per person in the room liked the other places instead to charge on the guests.
Fabulous view, pool, pool bar. Unique rooms. Great staff. Downside- had to ask to move rooms as steps to bed were dangerous. 70 steps to leave the hotel- not accessible for all.
Incredible property, incredible views. Away from the noise of Santorini, but only a 5 min walk from downtown proper. We had room 401, be ready for lots and lots of stairs, but the room was exactly like the photos on Expedia, and we enjoyed our stay very much. WIFI was very fast.
We booked a Superior room and it was the most disgusting, cheap, tired and small room I have ever seen for the price. Not value for money at all! Mamma in the breakfast room was fantastic. But overall, extremely disappointed in the state of the rooms. Many others there were asking for a better room during our 5 night stay.

Amazing view, privacy, good location
Stayed in a room with balcony and private jacuzzi. Amazing view! The hotel's location also offers a lot of privacy - you don't have tourists and other hotels looking into your room. There are a lot of stairs - some rooms many more than others - but totally worth it. The staff was extremely helpful and nice. They assisted with tours and dining recommendations. Everything worked out wonderfully. Room was super clean and cleaned daily. Would stay here again in a heartbeat.
The property was beautiful! The staff was constantly cleaning and paying attention to the details. We stayed in a Jr Suite with jacuzzi corner room and couldn't have asked for anything better. The views were stellar. Pool was perfect and it was calm and quite yet close to all the action of Fira.

So many steps and our room had a loft bedroom to climb what seemed to be a ladder ever night was difficult as I have a back problem and my husband has knee replacements.

Breathtaking views!!!! Helpful staff and by far the best location. The room was clean and comfortable and the staff was very friendly. Only minor downside is Wifi did not work, the amount of steps you have to walk is exhausting and (I am in great shape) and the breakfast could improve. Besides that, I would stay here again regardless because I just loved every second of my trip.

Great Location, nice pool deck.
Great location on the edge of the Caldera in a quiet part of town, and only 5mins walk from the main hustle and bustle. Nice pool area with a great view of the cruise ships docked below. The standard room was perfectly adequate, good size and had a tv and fridge, and also a much needed AC unit as well as a safe. My only criticisms were the ginourmous bath with a mixer tap shower wasn't great as there was no plug to use the bath as a bath and there was no shower curtain so water sprayed everywhere unless you reduced the power of the shower to a trickle. The whitewashed walls of the bedroom could do with a little art work too to break up the monotony of the white walls and roof. Breakfast finished too early for us to sample, as we weren't getting in from the bars/clubs until 4am, and breakfast was finished at 10, then the pool area doesn't open until 11, and pool bar not until 12, so if you're here to party, make sure you have some food in your room as you could be left without access to any for a couple of hours unless you want a trip to the nearby supermarket!
Amazing views
The view from this hotel and our room was incredible - we were on the edge of the caldera and had full view of the sea. The staff were very helpful and friendly, our room was large and clean and the pool area was clean with lots of lounging chairs. The wifi was fast. The only thing to be prepared for is the number of steps up and down to rooms......it was a workout!

Hotel has a great location in the town of Fira near restaurants and shopping with incredible views. Staff is very friendly and helpful.
Disappointed by the hotel. The hotel was quite expensive by Greece standards. It’s about €170 per night. But we paid the extra as the hotel description said ocean and volcano views. The hotel must have been built atleast 20 years ago because the room and bathroom feel atleast that old. The bedding was a weird yellow comforter and the bathroom had old mosaic tiles from the 1980s. The shower head was also quite rusted and only faced the wall as the bracket was very loose. This made showering quite challenging. This would have been forgiven if the promised views of the ocean and volcano were as promised. As you expect that you’re paying for the views more than the accomodation. You can see both of these from the hotel. However, not viewable from the room. There was a shared passageway to other rooms outside the room, standing outside the room in the passageway, you are able to see the ocean and volcano. But it cannot be seen from the room and not as romantic as a balcony or opening your door. Also you need to be extremely fit to get to and from the hotel as it’s built over several levels and there is no elevator. We had to walk down three flights to get to reception just to check in. Then it was down another flight to our room. This meant walking up four flights of stairs just to exit the hotel. All in all this was a disappointment compared to other hotels in Europe which were better equipped, more modern and cost less. This was overpriced for what it was.

When booking for our trip to celebrate our wedding anniversary I wanted somewhere centrally located, with great views of the Caldera and sunsets and a decent sized swimming pool. Well - we hit the jackpot with Tzekos Villas ! - it ticked all the boxes.The staff are fantastic and nothing is too much trouble.There are lots of steps/stairs to negotiate ( as everywhere in Thira ! ) so if you are not mobile you need to be aware. I would strongly recommend booking the airport pick up/transfer direct with Tzekos Villas as then the vehicle is met by a waiting staff member who carries all your luggage from the vehicle to the hotel ( which is not accessible by car ) and to your room which is a huge benefit bearing in mind all the steps ! The rooms are basic but spotlessly clean with towels changed every day. Good toilet and shower facilities. Breakfast is standard fayre and is self service but there is a lovely lady Rubini who replenishes anything needed and will make fried eggs for you on request which she did for me every morning ! If you're looking for a large grand hotel then this place is not for you but if you want to stay in a nice friendly place with everything you need, right in the centre of town but tucked away from any noise etc then this is the perfect place. It's not cheap but you will see why when you experience the amazing views which is essentially what you are paying a premium for.

The pool at this hotel is beautiful and the view is spectacular. the rooms are a bit run down so if you are looking for luxury, this isn't the right place. But if you are looking for something clean with spectacular views that fits your budget, definitely consider this place. The staff is very friendly :)

Expensive in comparison to other hotels.
A wonderful location with friendly and helpful staff.Rooms are on the small side and access to our wardrobe was difficult because of position of furniture. Colour of bathroom walls not great and in comparison to our hotel in Mykonos, which was spacious and well appointed,it was expensive at 3 times the price! The view however makes up for a lot.

We had an absolutely amazing stay at Tzekos Villas. All staff are fantastic and could not do more for you! Angela on the front desk in particular was terrific from the very minute we walked in. Situated on the caldera in Thira, this hotel is a can't miss! Less than 2 minute walk you are in the center of Thira, with multiple restaurants, shops, and all conveniences needed. We look forward to one day staying again at Tzekos Villas!

Lovely staff and relaxing property
Check in was a slow process but very informative. We stayed in basic room very close to the pool. The pool was refreshing, lots of chairs to sunbathe and very attentive poolbar staff offering drinks snacks and towels. The view is amazing but to the left of the property is the island dump. And its not a pretty sight. It didnt bother us though. This property has lots and lots of stairs but staff are helpful to carry bags. Airport transfer was organised and was same price as taxi. Recommendations for restaurants were perfect. There are better tours on offer, don't use the hotel ones. Housekeeping lady was so lovely and she saw i was sick and left me extra tissues and greeted us warmly everyday. She was the highlight of our stay. There is a lot of room for improvement in rooms, dated decore and noisey aircon but loved my stay. Breakfast was okay, nothing special. Would stay again.
First anniversary Greek Adventure
From the very start we were greeted by friendly and helpful reception staff, they discussed the various trips available on Santorini, then we went to the pool waiting for our room as we arrived around 11.30am, had a beautiful lunch and wine, checked in later that afternoon we booked our trips with another one of the reception staff, who couldn't be any more helpful. We had beautiful simple breakfast and stunning views, you didn't have to leave your balcony to experience the fantastic sunsets. All staff were fantastic and we'd stay again and recommend the villas to everyone.
Good location but needs a refurb
The location and pool was great. Service on the front desk was great, breakfast service could've been better. If you get there after 9am don't expect there to be much food left and asking the staff member seems like a big inconvienence and you'll be waiting a while. I think for the price you pay the room and bathroom could do with a major refurb. Lots of stairs but most of Santorini is like that
