The property is in dire need of a refresh. The paint on the bathroom walls was peeling. Shower had mold on the walls to tub joint. Bathroom fan sounded like it was going to eat itself. There was noone in the lobby at 6:50am when we tried to check out.

I really liked how convenient this hotel was and that it was a part of the KOA next door. But the office closes at 8 and I was a late arrival. Upon entering the room after driving there, there was no toilet paper at all in the suite. I wanted to take a bath in the jetted tub with my fiancé but the jets had dirt caked on every single one of them. It looked like there had been some repairs to the wall but they didn’t even bother to repaint the spots with the color of paint that was already on the wall so there were spots everywhere of different colors. The blinds in the room were those old time pull down shades that you had to pull up in order to get any sunlight in the room but if you did that then every one could see inside. One of the lamps in the room would not come on and the batteries in the remote for the tv were dead. I was highly disappointed ☹️
Not a pleased visitor
Bathroom was not clean sheets had stains on them. Had to buy cleaning supplies to clean the bathroom. Had to bring sheets to put on the beds because of the stains on the linen. Housekeeping need to do a better job of cleaning and the management need to make sure that it meet the standard. Some rooms were worst than others. Holes in the walls need to be fixed.
I thought we were staying at a class hotel in Cape Charles, not a KOA / motel 10 miles from Cape Charles proper.
Bathroom floor was dirty, mold in tub, only one washcloth and one towel. No phone in the room so I had to go to the front desk to get more. Not even a box of tissues. Just posted wasnt up to par like other times we stayed there in the past
Don’t stay; wait until they renovate
Room was in terrible condition—peeling paint, broken tub handle bar, stained disgusting toilet, light fixture hanging, holes in the wall patched with loose drywall. When we told the front desk staff (who were very kind), they said “yeah, we’re shutting down next year to renovate.” The rest of the property seemed nice, but the hotel was a no-go, especially for the price.
Room smelled like sour towels. No cups in the room for coffee. No phone. No tissues. We had to take a room that had not been renovated because I can’t climb steps so we had to stay on the first floor. No elevator. All renovated rooms were on the second floor. We had no choice.
Great property for camping glad they are tearing down hotel it is in bad shape not worth money spent on room owners should be ashamed
What a dump!
The stairs were unsafe, unlit also. There were many large holes in the walls, the floor had enough sand to build a sand castle. The fridge only worked on freezing. At some point, they changed the door lock fixtures and had paper towels and scotch tape covering the holes. I've never seen anything so terrible in my life. There was vomit on the floor at the top of the stairs. Like three spots of large Vomit.
This is also a KOA RV park campground This was happening and seemed well run. I wished I was in an RV Seemed that Hotel was not a main focus. 1/4 roll of toilet paper no tissues dirty sheets on my bed ( I turned them inside out) I’ll stop there But I focused on the good and visited a dollar store for my needs I did sleep alright door was secure and area felt safe. Although I will not rent a room again, if traveling in an RV I would stay on site again.
They say resort with great seafood restaurant. Sandwiches or burgers only. Room was dirty with mold in bathroom. One light. Overall extremely dissatisfied and disappointed. Would not recommend
The hotel rooms were horrible. They were not updated, as advertised. There was a pound of sand in the shower tub when we entered one room. Also, no toilet paper, no cups for the coffee maker in one room. In the other room, there was no shower curtain and wires hanging out of the walls without covers and holes in the walls that needed patching. There was no daily room service, and in fact, at one point we had to get a broom and clean the rooms ourselves. Beds and linens were fine. The property was great, pools looked clean and in good condition. The sunset bar and grill and the beach were very nice. If the hotel ever gets renovated, or has proper staff attention, it could be a lovely property.
All the staff we dealt with were excellent. They really wanted to be sure we enjoyed our stay. The facilities have clearly been well loved and used.
This property needs to be torn down Big holes and patches on the wall mold in bathrooms cracks in ceilings and the office dude had a nerve to say at least the holes were covered...smdh....i will never and do mean never stay there i got my refund in 10min flat and was gone ...the pictures on Expedia is misleading i would not leave my pet tgere

Check in was easy. The check in desk/gift shop/ice cream shop/game room is something to experience. The bed was top notch. Having a microwave and refrigerator were appreciated. And the hvac controls have a “fan always on” button which provides the white noise some of us need at night. The cafe by the beach is excellent. Great food, reasonably priced with friendly staff. Minor quibbles with the room not having facial tissues or cups for the coffee maker and a dirty mirror. Location was good for visiting Kiptopeke and other local points of interest.
Terrible condition needs extensive repairs and maintenance. Had to make my own bed, not given the room I had requested, had to keep bothering the front desk to get anything ( no toilet paper or cups for the coffee maker) rooms weren’t cleaned at all during our 4 days there so sand was all over. Wouldn’t recommend ever staying in the hotel which was really a run down motel. The campground looked decent though.
The location is good but the property is dated. Resort is an exaggeration. Rooms need renovation for the amount they cost. Staff were friendly, but untrained and ineffective. Took way too long to check in and check out at the office even though there were 5 people behind the counter.

Cleanliness is #1 for me, towels looked like they weren’t washed only folded and placed back for next visitors, Safety door in room 206 has huge gaps at the bottom looks like anything can come inside. Room floor was gritty with sand or dirt. No one answers the phone I’ve called well over 20 times to front desk.
It has an amazing pool and great access to a nice beach on the property.

Very disappointed overall. Personnel were friendly although property is going downhill and no hotel services at all. Does not even have an ice machine. Beachside Bar & Grill was good and a credit to the site. Pool was also nice.
I was staying in the hotel area of the property The door locks did not installed properly, Very disappointing for what the room charge was for one night. I would not give it one star. Bath tub drain was rusted and there was mold around the tub enclosure. Water would not turn off so the tub faucet dripped all night. The sink did not drain properly. Curtains missing. Art Work missing. The freezer needed to be defrosted. No bedding for the pull out sofa bed

The worst Motel (not hotel) I have ever stayed at. Room was musty, sheets were faint, broken glass out side door. Only 2 towels, no bathmat. Checkin took over 20 minutes.
I was sent a voicemail at 11:00pm the night before our check-in date stating that the hotel was unable to “honor my booking”, after a call with the front desk I ended up having to book somewhere else. We were driving from upstate NY with our dogs and stopping here overnight to break up our driving. While the place we ended up booking so that we had somewhere to stay is AMAZING, and I highly recommend them - the cost for 1 night is the same cost as a 2 night stay at this facility. I have placed multiple calls and left a couple voicemails requesting a call-back to not only ask about concessions for the massive inconvenience this has caused us but also to ask what is needed to not have our reservation cancelled on the return from our trip - so far, I have not received a call back. I am appalled at the customer service here and will NEVER stay here again…from a customer who has visited this facility multiple times a year and has friends and family who do the same. One word - RUN! This place has gone to poop (another word would be more applicable), and the rooms in the hotel are disgusting. Do not stay here.
the two towels are disgusting, no bathmat so the floors are very slippery. Broken glass outside the door, flies in the room, I had no idea that a hotel could be this poorly run.
Drove over 2 hours to get there. Was called and told that I no longer had a room. Then told I was good to go after I had to go to the front desk because no one would answer the phone. They changed my bed situation without me approving. The room and property was nasty and very outdated. Would never recommend this to anyone.
I liked nothing. The views from the hotel were horrible. Who wants to look at a campground. The restaurant was okay but not a place I would eat for dinner. It was yards from the beach with no chairs or beach towels. The web site said nothing about having to bring those things. I can go on and on. The best thing we did was check out a day early.

Old hotel that needs refurbished. Leaky faucets. Disappointing considering the price and time of year.
We went on its off season time I think because it was quite unorganized and the restaurant they have on the beach was closed and seemed to be having renovations. Everyone was very accommodating even though there was a mix up at the beginning. Im sure this place is even better when its in season.
Nice room, poor service but friendly staff.
Friendly staff but I called as there was no vanity light and the back of the room near the mirror was too dark. I was assured it wouldbe fixed during the day. It was not. I asked again and no repair ticket hadeven been placed. After the 2nd request’ it was fixed. Also, we arrived after check inand it was notclear how to get into our room as there were no personnel after hours. It turns out, the door was unlocked. We didn’t know.

Complete summer resort.
The resort's hotel rooms are currently being renovated and dining facilities are closed. We were offered one of the cabins for the same price as a room, so enjoyed a "small 2-bedroom home" complete with kitchen. The resort hopes to fully reopen Memorial Day weekend and should then be a delightful place for families to vacation.

Their key machine was not working. We would have to call them everytime we need the door open or get lucky when the key machine will be fixed while we were there. Instead of checking in, we cancelled and got a refund. The parking lot was dark. We had to figure out how to get in & out of the property. This is also a part of KOA which HOTELS.com forgot to mention. Expect a longer wait upon check-in because the campers have more involved process like camp info, direction, programs, etc.The staff was very and apologetic though & friendly.

Under-staffed. Looked like a baby sitting service in the lobby. Peeling wall paper. But the bed was clean and comfortable.

Great family resort.
We booked a standard room through Expedia, for a discounted rate. Agent at front desk disinterested, slow moving and obvious no caring service manner. Lamp in room did not have a bulb and was plugged in, safety hazard. Shower curtain liner had moderate mildew on it. Bed was comfortable and shower water pressure great. I informed the manager, day of departure. She was kind, receptive and acknowledged the concerns.
The women at check is was lovely and very accommodating, she was the best part of the stay. The pictures do not accurately depict the property and the description does not inform you that the restaurant is closed. Once we got into the room we were very disappointed with the cleanliness of the room. The walls were very thin and we could hear ( in detail ) the conversations of the guests next to us.
Location was great for our group BUT no one ever came to our room to empty trash cans or do any cleaning over three days.
I stayed here, basically just to sleep, on my way back from the Outer Banks. I was in the hotel part. I would definitely stay here again and would recommend it to others. I pulled in about 8 o’clock at night and it was dark. The check in was very bright and cheerfully decorated area and gift shop. The person checking in was very efficient in getting me checked in, really didn’t say much to me. She showed me where to park and where my room was and went up and the light was on for me (which was nice). The bed was very hard but I made a little nest with the pillows, lol. Bed looked clean and inviting and had a bedbug encasement around it. The bedding was very light but was very warm. The HVAC unit fan stays on the whole time, which I liked, because in some hotels, it cycles on and off. The fridge could’ve been cleaned out a little better. It was very quiet and I felt safe (I was by myself ) in the area. I would definitely give this place a high 4. I cannot speak to any of the Amenities are property because I basically slept there and, got up and left.
Rooms need up dating especially the bathroom. We stayed in the hotel. Plus it would be nice if they left a broom in the units. The floors get very sandy. No fault of the staff. We enjoyed our stay, the bed was very comfortable.

This is an excellent location for birdwatchers who want to be close to Kiptopeke and the wildlife refuge. Even though it is on a noisy highway, it is surprisingly quiet at night.

Fine for a night
Older hotel but clean - the lock on the door didn’t work but we just moved the table in front of it - the air conditioner made a lot of noise.
No elevator & was on 2nd floor. Advertised restaurant was not what I expected-very casual, short expensive menu-hamburger $15-yikes. Located by entrance of bridge & tunnels. The picture was deceiving-didn’t see anything that looked like pic. Camp grounds looked good, but was not camping.

The room had a very bad stench. Flies we all around. The bathroom was not clean, Towels had hair from the previous guest and were not washed properly. The floor was sticky to walk upon. The receptionist was warm and welcoming though.
Fantastic location! Nice clean room, great bed, great mattress. Strange no ice machine. Soda machine, no ice. Stairways were not well lit, could be a security concern for some.

when we got there the guy at the check in desk said he could not split the balance of our stay, yes he could have, it was a bother for him. Our room was not clean at all, the beds were made, not sure if they ever mop the floors! not great tv but it is a beach so that was ok, now when I called about the place, I asked them how far is the beach - their response was a hop, skip and jump, not the case, possibly 2 blocks to the cape, but I will say that the guests were all so darn nice, the staff was very nice, Tina was nice, even the guy that did not split our balance was nice, all the grounds people nice!! The golf cart is 40.00 a day and should come with the room stay. The motel is a money pit that will jab you for money at every turn. The cost was way over the top for the quality of the room and the building needing upkeep, Cape Charles is great and so glad I went, all in all it was a great place, just clean the place up people!!!!!! The ice was free if you stay at the motel, lol, next time I am checking out the sweet little cabins that are there!!!!

Its a real stretch to call this a resort. The picture is the highligt of the property. Its a KOA Facility with a hotel that is aged and poorly maintained. Great for RVers but I would avoid the hotel.
The hotel and campground were well staffed and taken care of. They were also very accommodating to all of our needs. It would have been nice to have a shuttle from the hotel to the beach and the food prices were a little high at the restaurant.
look more at the cleanliness of the bathtubs they look dirty at the same time pink due to the poor cleaning that they give them in the rooms there are flies and that is unpleasant
Beautiful beach, deteriorating hotel
We always go to Sunset Beach with our grandchildren but I could see tee hotel is deteriorating fast. We were put in roon 216 and it has nothing to do with the pictures in the internet. It is a dark room wich was not cleaned well. The bathroom had balls of hair from the last occupant abd the kids had their feet black after a few minutes walking barefoot on the nasty floor. I went to registration to get towels since they are not cleaning rooms, and had to wait for a long time with two kids while the lady was having a good time talking and joking with a customer who was not in a hurry, while the other lady just looked instead of asking me what I needed. We all like the beach so we will come back for the cabins. We stayed in one last year and it was very nice. No breakfast available at the property, so come prepared to go out. The restaurant opens at 11am and has decent food but not many options. I recommend the fish tacos. The Greek guy was very pleasant, and you should try the greek spinach pie. There is an ice-cream olace in the reception area, but I never saw it open in all these years. There was this man that I think was offering boats for tourism but we didnt try it. He was very friendly and got the kids involved in making bubbles for free, wich they enjoyed very much as we were finishing our lunch. These are the type of people who makes your stay enjoyable, just wish the hotel staff would have a better disposition.
Bathroom left a lot to be desired. Tub was old and discolored. Caulking was cracked. Air conditioning units were very noisy.
The Beach was awesome
We were in the hotel. Very musty smell and mildew on the lampshades and bathroom. You'll have to wash all of your things when you get home whether you wore them or not. Bed was comfy. May try a little house if we go again because the rest of the place is awesome.
Good: beach Inexcusable: looked like bathroom hadn’t been cleaned all summer: black mold and mildew on shower grab bar, covering all caulk at the base, up the sides of shower, toilet dirty, purple goo dried onto sink counter, no soap to wash hands- all this after signing a paper that explicitly stated that the rooms were cleaned between rental. Had to request sheets for one bed as they obviously didn’t come clean in the wash. Took cleaning supplies off housekeeping chart the first night. Bought my own supplies and cleaned again the next two days. Left it better than I found it.

The room I had was not clean. It had dirt one of the beds. There was trash on the bedside table, the room had not been dusted in a while. The door did not lock.

property is out of condition. air conditioner doesn't work properly. Bugs in room and outside. Resort fee is supposed to have covered some services, such as free ice and internet. But in reality, you have to pay extra for internet and buy ice. Totally unexpected!

Trash left outside all week stairs and walkways to the rooms were filthy the parking lot had trash everywhere. I am not a camper, however that side looked well taken care of. every time we called the front desk no one would answer even though there were always 3 to 4 people in the room
Staff was nice and trying to do their best with what they had. Waited 30 min at my room door to have maintenance program key card. It seems this has being going on for some time. Room smelled strong, bathroom smelled. AC unit was full of mold. Pool by hotel was out of order. Litter, cig butts and overflowing garbage around hotel. We were trying to stop for one night of rest to break up a 9 hour drive. We chose not to stay and kept driving. Expedia refused refund but the woman at the desk offered to refund our payment.
Strangest Hotel Ive ever paid over 300/night for…
There was an issue with there system for the last few days and they were not able to make room keys, so they sent us to stand by our room to wait for someone to let us in and make a key with their machine at the door - over an hour later no one showed up, the parking is on the traffi side of the highway, and there were no carts to move our bags, or people to help open the door. When they did send someone, she said i can let you in but i cant give you a key. The rooms do no look like the pics. It is close to the beach and seems to be popular for RV campers, not sure how that works bc theres golf carts and kids running around unsupervised everywhere - so i suppose its safe for 350$/night. Room smells of mold. Finally got the key, was offered a scoop of ice cream and not an apology? Also, it’s definitely more of a motel, not a resort. If they can buy land property on the Eastern Shore of Virginia and have a few rooms with a gift shop and charge hundreds of dollars for a huge self serve RC camper and camp site - it might be worth looking into doing, bc expectations seem really low around here and prices are crazy for a room you dont even get a key to!

Mainly this is a KOA campground with an understaffed and poorly maintained hotel. The location is excellent, so it is sad that the facility is in such bad shape. Check in was difficult, and first our room had the wrong number of beds. Dirt on the floor. Check out 10 a.m. Travelers may want to try a hotel in Cape Charles town instead.
It was ok, no complaints… just not what we expected. It was first time staying somewhere different when we visit Virginia. The pictures on line are kind of deceiving. Because it really doesn’t look like that. Housekeeping did not check in, no extra pillows, overall it was ok. We had fun and made the best of it.
Staff for the Most part was very nice. Upon first arrival, check in person was a little clueless to a simple question. We felt so disappointed by the photos that were displayed of this place online. Photos were so enhanced to look way nicer than it actually was. Not sure why this is technically a “resort” too. My experiences with a resort in the past would not categorize this as a resort at all and left me confused to what they were classifying as amenities and why we paid a “resort fee”. Upon leaving we passed a guest complaining about their room to a manager which had us really questioning the whole experience we had as well. They were also not transparent about the property online. Overall we felt very disappointed by this stay. Please do not be fooled by the nice pictures online!

They charged my credit card without authorization and then argued with me that someone else gave the authority. Hotel kept running out of things. No license to sell alcohol. Mold in refrigerator. Horrible!
Not a resort as stated!
1. When I called to ask about the hotel before making reservations, I was told this place is a resort. I’m here to tell you… It is absolutely NOT a resort. The hotel is in the front of the property right off the highway. The “private beach” is in the way back of the property. Between the hotel and the beach is a ton of RV camp spots. There are a lot of RVs and vehicles between the hotel and the beach. That means the beach access is not as close to the hotel as the pictures make it seem. This was a huge deal for us since I was traveling with my 80 year old immobile mom, a newborn baby and a two year old! 2. The restaurant was not clean, the service was not the greatest and the prices were crazy! $25 for an appetizer of chicken wings?!? Nope! 3. The room floors were dirty. My husband’s white socks were black within 30 min of being in the room and so were the bottoms of my feet. 4. The showers/bathrooms were gross and moldy. There was sand on the bathroom floors. The showers were so disgusting, I didn’t bathe there and I definitely didn’t bathe my kids there. 5. The beds themselves were not bad to sleep in.
Great place to stay with such a friendly staff! The bathroom was mediocre but other than that, very satisfied. Will stay there again. Can’t say enough about how good the staff is!
When we arrived it was 45 minutes after the check in time and the front desk was not sure if our room was ready. She had to call multiple people to check our room. Then about 30-40 mins later we got to our room and our key did not work. We had to wait for maintenance to come and reprogram the key pad tools which took about 30 mins. We were so hungry as we just drove 9 hours to get here. Finally 30 mins later they got our key working. The room was clean it was more of motel feel then a resort/hotel. The room was barely clean and beds were semi comfortable. The walk through the camp ground was nice as long as your ok with rev and tents. They have two pools one pool in the front near the hotel was not working. The pool where the campground was open was big and plenty of seating. Water was warm. The pool was dirty but can just tell it was tons of people in and out. The food at the restaurant was ok. We don’t eat meat so we got Greek salad and spinach pie which was good. Very expensive. Need more food options. The beach was nice and the area were the hammocks were was cool. My favorite part of our stay was watching the sunset at night on the beach. It was breath taking! I would say my overall stay was ok. I don’t think I would stay there again if I had the option.

My wife and I chose a new location to visit this year, usually travelling to NC. I researched Cape Charles and was drawn to the small town feel with beach access. Unfortunately as I was looking for places to stay, I stubbled on what seems in the pictures to be a beautiful location and rooms. DO NOT MAKE THIS MISTAKE! I reserved the booking for 6 nights. When we arrived, we noted that the "resort" was the front of a KOA campground. We checked in to what was supposed to be a king suite bayside view. We were on the first floor of two, walking into a filthy room. The "suite" was separated by a metal door, opening the door to a couch with food stuck to it. There was a tv and nothing else. Oh, except for footprints and holes in the wall, sand all over the floor, and mold on the lamp shade. We went back to registration and asked for a manager. The manager was very, very kind and concerned. She asked that we take a golf cart and ride down to see the beach and let her send housekeeping in to fix things. She comped us the golf cart for the week. We went down to the beach and walked in the sand and water of the bay. When we went back the room was clean and the lamp had been switched out. The manager later knocked on the door and gifted a bottle of champagne and a couple of glasses. We understood that her hands are tied as to how much she could do. We strongly recommend staying in downtown Cape Charles, it's a town 10 miles from this resort. Shame on the owner!

The resort was old and dirty looking. The hotel room was not clean and the bathroom was dirty with mildew on the tiles and the shower curtains smelled of mildew. The air conditioner kept us up all night because of the banging noise it made every 10 minutes. The pool was murky and looked dirty on the bottom. I left after one day.
Did not get the type room we had booked, was not informed prior to or at time of check in, found out when we opened our door. Upon speaking with staff was informed “we overbook all the time and we didn’t have the room that you wanted available”. Was further told this overbooking is their “usual practice” and “this happens all the time”. Booked king suite, got regular two queen room. Staff at desk clearly overwhelmed with volume of people and issues with reservations (person in front of me and person behind me with same). Cobweb above entry door inside of room, but despite that the hotel was safe, comfortable and lots of amenities for families with children. Clearly a busy KOA destination, but would suggest some focus on hotel rooms. I know that staffing is an issue for many professions and services so made the best of our stay.

Be careful of stumps at the beach
I stayed at the hotel for one night, which was ok. I would not stay for over 2 nights. The beach is unlike the pictures. Be careful there are many stumps in the water which is not visible to the eye unless at low tide. Watch little ones running into the water. My son got scraped and I got a few stumps myself while treading carefully. That said, the sand gets better once you passed the stumps. I feel there should at least be signs warning swimmers of the stumps.
Didn’t realize this was a motel not a traditional hotel like listed/ advertised. It’s also in front of a KOA, but the KOA side was really clean and nice as a camper I would definitely stay here but not impressed with the hotel side. We got clean towels regularly. With out having to request any. But for the hotel not so clean in the room and floors were covered w sand before our arrival. You have to walk threw the KOA to get to the beach. The KOA pool was much larger and nicer than the one in front of the hotel. Also if your planing on staying here keep in mind you have to use the toll bridge which is $14 one way for a car. This would of been nice to know prior to booking. Hope this helps someone else considering staying here.
Room was pleasant and clean. Staff was friendly and helpful.
