Very beautiful Riad, staff are excellent. The Riad is located in one of the very busiest areas of Marrakesh, something to keep in mind when choosing somewhere to stay.
Narwan and Muhammad are Top Quality
Narwan and Muhammad were a credit to the place taking care of us impeccably. Food was very good too. I think the rooftop pool could have been lovely but it looked a bit grubby as did some of the roof top loungers. A TV in the room would have been nice as would a coffee maker but Narwan was very quick to bring excellent coffees from reception so not a big deal.

Overall, a nice hotel in the medina.
Overall, the experience was very good. The room was nice. The toilet was really tiny. They also served this watermelon juice that was really good. I was not the happiest with their tour booking for me. Also, I found the restaurant recommendations to not be the greatest

Room 5 with a child
We stayed in room 5 with our daughter. Room was a premium room but was smaller than expected. They tried to see if we could change rooms but that was not possible for all the remaining nights. Double bed was soft and bed for our daughter very poor. Other rooms which are the ones generally pictured seem like they are nicer. Riadd itself was gorgeous throughout and small rooftop pool area perfect and not used by others much, Breakfast was traditional but very large and nice. Staff could not have been more friendly and helpful. Location was perfect
We can't recommend this place enough. From the moment we arrived until the day we reluctantly departed, the team at Riad Kaiss took care of our every need in the most beautiful and boutique of settings. The breakfasts were excellent, our evening meal on arrival was the perfect introduction to Moroccan cuisine and the coffee is some of the best I've ever had. The riad is situated in the middle of town, so perfect for accessing all of the souks as well as the main square and the nearby Bahia Palace. After the hustle and bustle of the markets, bars and restaurants, it really is a luxury oasis in the middle of all the action. When we next come to Marrakech, we will definitely stay at Riad Kaiss!

I’ve just come back to London, stayed here for the weekend for my birthday and it was absolutely amazing. The staff are very pleasant, professional and accommodating. I had the best suite and they even got me a lovely cake. I would definitely stay here again.
We had an amazing stay in Riad Kaiss - the staff, food and room were amazing and they gave us lots of thoughtful touches like making me a birthday cake and giving us a lunch bag for our flight home. We couldn’t praise the staff more they were incredible and we have some lovely memories. We will be back in future. Best Riad in Marrakech.
Staff couldn’t have been any nicer
A fantastic hotel in a converted fifteenth century Riad, with just 10 rooms. A Riad is a walled home with internal gardens and the Riad Kaiss actually has two quadrangles, each with trees and plants, where breakfast can be served. The hotel keeps many features from previous centurys and the owners have added a wonderfully eclectic mix of furniture, lamps, ornaments. In short, staying in this wonderful building would be the highlight of any trip to Marrakesh. Finally, the staff are truly wonderful and really made us feel cared for throughtout our stay. Our thanks to all of them.

Charming Riad
Fantastic Riad. Loved our penthouse suite w/private patio. Massage was lovely. Charming, full of antiques walking distance to the palaces and market and some great restaurants, but quiet away from motorbike noise. We wanted to stay longer!! Definitely will come back here
We loved the unique presentation of the rooms, and the gorgeous courtyard area for breakfast. The pool, hammam and roof terraces were also lovely and the perfect way to relax after a busy day seeing the sights of Marrakech.

What a gem! The Riad is truly a little oasis amidst the busy medina and souks, giving you the best of both worlds. The staff were so warm and welcoming and could not have been nicer. They were so friendly and helpful with any queries or recommendations for restaurants or places to visit. We will definitely return to Marrakesh and Riad Kaiss. A truly memorable weekend.

There's no way around it, I LOVED Riad Kass from the first minute I stepped into this small hotel. Everybody here was genuinely kind, especially the two receptionists Houdaifa and the lovely Olaya (sorry for butchering your names, I lost my notebook). They made me feel so welcome every time I returned from the sweaty city. But absolutely everybody was courteous and kind! At first, I wasn't too happy with my room since I asked for one with lots of light, but the Arabian decor quickly won me over. Another delight was the great breakfast in the courtyard. The courtyard is the stomping grounds of four well-behaved turtles as well - a touch I loved. Just don't step on them, please. That would be bad karma. A small gripe is that I paid 22 Euros for the shuttle service from the airport to avoid infights with the local cab drivers. I was told somebody from the hotel would be waiting with a sign with the hotel's name. That was NOT the case. I waited for an hour for my pickup while the driver was waiting next to a sign with a long list of hotels - a list I couldn't see because a tour group was standing in front of it. So, demand that the driver has a sign with your hotel or your name! (The driver was wonderful when we finally connected though) So, don't get me wrong. I became a true fan of this hotel within the first 24 hours, and I bet you will love it, too unless you think you should have a TV in your room. You sure don't. The city of Marrakech is a great TV in itself!
More 4 star than 5
Riad was in good location and had excellent staff. Riad had a nice courtyard and a great breakfast; wine was also available to order. Rooms were small and could use some updating (considering this is supposed to be a 5 star property). Mattresses in the twin room needed to be replaced. I'm not sure if they mop under the beds. My roommate dropped something and it was not clean under there. Doors do not seal great so you can hear people in the courtyard. I would also think when it's hot outside, this will heat up the room more. Finally, this hotel quotes you the room price in Euros. At checkout, they convert to Moroccan Dirhams. Why don't they just quote in dirhams from the get go? I didn't check math to see if they are converting at a good rate. They charge an extra 3% if you pay by credit card.
The hotel was difficult to find and get to. The hotel can definitely use an uplift. The linen and towels didn't seem fresh. The toilets were extremely small. No matter what care you took there was a pool of water outside the tub. The AC didn't work well at all. The day we arrived there were guys who came in to fix the toilet for about half an hour. Not worth the amount they charge for the room.

The service at this riad is exceptional. I felt like a king in my own castle. The food is also good, convenient location, lovely view from the rooftop, and the rooms were good.

The staff made me and my fiance feel like family, from welcoming us in at check in, to making sure we were comfortable and having a good time in Marrakesh, both day staff and night staff equally treated us with wonderful hospitality. The next time we travel to Marrakesh we will only stay here.

Cool Experience
The Riad is in the heart of the market, but so quiet once you got in. It can be a bit tricky to find, but our cab driver called them before we arrived and they came and met us in the square to help us with our bags. The only negative is that we were too busy exploring and we didn't get to spend more time there. It was a beautiful place!! A five star experience.

My only suggestion would be the need for brighter lighting in the bathroom. Wholeheartedly recommend these accommodations.
Riad Kaiss is an absolute gem! The grounds are beautiful. The garden is peaceful and serene; the pool area is relaxing; and the rooms are decorated in authentic Moroccan decor. The location is great - about 5 minute walk to Jemaa el Fna. It was so central and everything was easily accessible. There are some great restaurants nearby and I never felt unsafe navigating the neighborhood. Most important though, is that the staff made me feel like family from the time I arrived. A big thank you to the assistant manager, Houdaifa, for planning tours for me, arranging dinner plans, and ensuring that I was well taken care of. This riad is so much more than just a place to sleep. Stay here, you won’t be disappointed!
Best Riad
Riad Kaiss has to be one of the most wonderful places we have ever stayed. Every single person there is amazing. They take such good care of you. They treat you like family and help with everything. Every time you arrive back to the Riad and when you are heading out they make sure to give you water to stay Hydrated. Arranging a private dinner is so romantic and delicious. When you are there you feel like you are being taken care of by family and treated so well. They help arrange tours at the best price to best any tour company out there. In the courtyard you can sometimes find them whipping up fresh watermelon frozen drinks to really refresh. That will have you asking for their recipe. Everything is beautiful and clean. It is an oasis for sure! I can’t wait to go back and stay with them again!

Amazing honeymoon experience
If I could give this place 6 stars I would! From the pick up at the airport to the room, breakfast and over all welcome that we had in this riad it made our honeymoon so special. Centrally located and walking distance to most of the sites made it easy for us to come back and rest at the pool during the day. We had a couples hammam followed by a couples massage right in the riad which we both said was the highlight of the trip. All of the staff was extremely nice and helpful with everything. They recommended restaurants, helped us get a taxi to the train station and educated us on Moroccan culture. Thank you guys for helping make our first time in Morocco one to remember! And give the turtles extra lettuce for us!

Breakfast in the lush vegetated courtyard was a great way to start each morning. They even prepared breakfast early for us due to an early tour departure. Our stay was so great we moved our reservation from a different riad to make sure we were able to return to the riad kaiss once we got back from our desert tour. In short, we would recommend staying here to anyone looking to spend time in marrakech and would absolutely look into staying here again when we come back.

Hidden Gem!
What an amazing place - behind a single door just off one of the main streets in the Medina. The Riad is an absolute haven from the hustle and bustle of the square; so much charm and really quirky - in a very good way. Lynne and the staff were incredible, I cannot rate them highly enough, they made our stay truly memorable! The rooms amenities are better than a 5 star hotel - everything was provided as standard - very impressive. Just book this Riad if you are staying in Marrakech, you will not regret it!

Fantastic stay in a beautiful place!
We had a fantastic stay at Riad Kaiss. Not only was it a great find right in the Medina but the service was excellent. Each staff member was truly helpful and went out of their way to ensure our stay was top notch. The hotel itself was a great example of hospitality — beautiful, well equipped, and immaculate. Our whole family enjoyed the Hammam and massages.Breakfast each morning was traditional and very good. More importantly the staff was warm, friendly and patient with our lack of Arabic. I would not hesitate to recommend or stay at the hotel again and will be talking about it for a long time to come.
Our checkin was smooth. We opted for the paid airport shuttle, which is essentially a taxi that the hotel hires to meet you at a designated time. Later we found out that the price of an airport taxi is about 70-80 MAD but The breakfast was hearty. Our favorites are the fresh squeezed orange juice, homemade yogurt, tea and hot chocolate. We also enjoyed a private hammam experience inside the hotel. While I’m aware there are less expensive communal options outside, this was exceptional and a great way to relax without traveling outside.
Stayed at the sister property Dar Anika which was fabulous. The staff, location, facilities and professionalism are unmatched. Congrats to Lyanne Kerr and the " gang " for making our stay so memorable. Do yourself a huge favor and access all they have to offer. Mike Talluto
The Riad was in a traditional Moroccan style and the ambience was lovely, it really does have the WOW factor. As soon as you arrive you are totally looked after nothing is too much trouble our stay was amazing. The food was fresh and cooked well - a must is the Moroccan breakfast you won't want any lunch!! One thing about the menu it could be a little more extensive but other than that it was fabulous.
The property was the home of one of the late sultans who kept his four wives. It has an interior courtyard with trees and birds flying free. The place is well maintained and clean. On the human side the staff are really friendly and professional. They treat you like family.

This Riad is truly magnificent! We loved our room, the gardens, exceptional service and breakfast. It is well situated within a short walk of the Medina on a quiet (and very safe) alley. Mona and Leila made sure we had guides to take us around and arranged for cars to pick us up from the airport. We highly recommend this riad for an authentic and beautiful experience in Marrakech!
Authentic life in Marrakech with very attentive staff, keen to make your stay memorable. January is off season but benefits from fewer tourists but be ready to wear a jacket for the morning and evenings. Eating in the hotel was very good value with good quality. Breakfast also excellent and could be taken at any time of the day so on a cold morning I often lay in bed a bit longer! An example of staff attentiveness. I was booked for a difficult to get-to restaurant. Not only do the hotel give you a local phone so you don't have to worry about not having internet for google maps but they got someone to guide me through the difficult sections of the old town's narrow alleyways.
Riad Kaiss was exceptional. A real gem. Beautiful and very well located. We were a party of 5 with 3 rooms, celebrating 2 big birthdays. We were greeted on our arrival with a birthday cake and flowers. The staff was extremely professional and attentive without being overbearing. They helped us with reservations, itineraries, tickets, excursions and transport. They made our stay in Marrakesh wonderful. The Riad itself is like a gorgeous private house. We felt like we were the only ones there although the Riad had no vacancies. Very tranquil after a day exploring this amazing city. A very special place. Laila and Mohammed in particular went out of their way to make our stay extra special. We loved it.
I and my sister stayed at Riad Kaiss for 3 nights. It was my first visit to Marrakesh and I'm glad that we stayed this Riad. Every hotel staff were very friendly, kind and helpful. And the food we had, breakfast and dinner, at Riad Kaiss were very good too. Also just before leaving on the last day they gave us the souvenirs, the delicious Moroccan sandwiches, fruits and the toiletry. Good location, beautiful property and very good service
It is one very cool boutique Hotel that looked like a mini palace. It has a gorgeous atrium and the traditional decor of the culture from a centuries old building. It has most modern amenities and Mona and her staff were so caring and personable.
As a solo traveler to Morocco; I was a bit nervous, but the staff here was absolutely amazing! They went out of their way to ensure I felt welcomed as well as safe during my time in Marrakech. From the delicious breakfast, to the tours they offer; I totally recommend staying at this riad while in Marrakech.
YOU NEED TO EXPERIENCE THIS HOTEL
Best place we stayed in, everything from the architecture to the service of the staff blew our minds. Place is conveniently located in an alley right outside the square and everything is walking distance. It was an oasis in a market and would only stay here when we return.
This was an amazing experience with the Riad like an enchanting castle. The courtyard where we had breakfast and dinner was magical with the trees, water fountain and secluded alcoves very nicy done up. The staff here make the stay even more enjoyable. You are welcomed and treated as if you are royalty. They helped organise excursions, advice on places to see and eat and on your return where grated with an iced drink. We would highly recommend this place and will definitely come back

Feel pampered with exemplary service
This was over-the-top service. From drinks brought to us on the rooftop terrace to a surprise lunch packed for our train trip upon departure, to refreshing drinks provided every day upon our return to the riad, the staff here made us feel welcomed and comfortable. All your needs are met. You feel pampered here. This is possibly the best hotel experience we’ve ever had.

I can't recommend this riad enough! Mona and the rest of the staff are incredible. First off the riad is an incredible location, right in the heart of the Medina. We walked to most of the attractions we wanted to visit. Every night we could easily walk from Jemma El Fnaa to experience the night markets. We stayed here for four nights and loved every second of it! Upon arrival, Mona greeted us and went into the garden and gave us some Moroccan tea, bread, cookies. She also gave us a tour of the property. Then she went over our entire itinerary and offered wonderful suggestions and even booked reservations on our behalf!! Every time we left the riad, we were offered water, which was very useful. Our experience at the riad felt very personalized. When we would return to the riad, they would always ask how so and so was for us - not sure how they remembered everything we did! Rooms were always nice and clean. On our last day our flight was not until the evening so we booked an excursion and we asked for late check out. Our room was booked for the next guest. But that didn't stop the staff - they cleaned and moved us to another room just so we could enjoy Marrakech for as long as we could and shower after our excursion. Breakfast was delicious - they always feed you so much food :) We also don't know how to speak Arabic or much French, but everyone spoke fantastic English. And on our last day, Mona packed us some snacks for the plane ride home and gave us a few little goodies!

Amazing experience! Location is perfect. Our room was Royal. But above all the service of the manager and all the staff was impeccable. They packed us sandwiches, and even filled out our exit customs cards. What a nice touch
The perfect way to have a riad experience. Staff are amazing. Make sure you arrange your arrival transfer in advance. Difficult to find on your first day and inaccessible by taxi. Large and dedicated staff are your disposal 24/7.

An oasis in a secluded street in the Marrakech Medina. Riad Manger and all employees are extremly friendly and helpfull. Good breckfast and dinner in a beautiful garden. Rooms are beautiful and perfectly clean. Hammam is an experience to have during the stay. I reccomend this Riad as one of the best in Marrakech.
Amazing staff and a great location. Tucked down a side ally, it was a wonderful retreat from the hussle of everyday life in Marrakech.

Exceptional experience at Riad Kaiss. The staff was warm yet professional without exception. Great property and location. Solid food and beverage options including the over the top breakfast each day. Can’t say enough about this wonderful Riad and team!
Best service in the world
I have never had better service in my life than at Riad Kaiss!! The staff was warm, genuine, and extremely helpful. They gave us a cell phone during our stay so we could call at any time. They arranged things for us like reaervations, airport transfers (and would have at our arrival if they had been able to get in touch with me—definitely reach out to them before your arrival!), and even tours that we had booked ourselves. The owner asked to meet with us our first day, which was very helpful as he gave us advice on seeing Marrakech—things to do and equally important what not to do! We were walked to and from our dinner reservations outside the hotel—I never felt unsafe in Marrakech but it is easy to get lost! The room was gorgeous, uniquely decorated in tasteful Moroccan furniture and objets d’art. Room service was ridiculously prompt, usually arriving in 10 minutes, and we could eat anywhere in the hotel. There is a lovely little pool and numerous levels of terrace on the roof that should not be missed! The central courtyard was a pretty place to have dinner. I did not see until our last night that there is a special menu that offers Moroccan dishes they prepare just for you but you have to order before noon so they can do the shopping! So be sure to ask about that right away. Overall this was one of the best hotels I have ever stayed at and I can’t wait to go back!
Riad Kaiss is an exceptional experience and by far the best place to stay at Marrakesh. This is a one stop shop for all your needs in Marrakesh and anything that you need will be catered to. The service staff are phenomenal and even escorted us back and forth from the Riad to the places around Medina. Michaela is the manager and is simply exceptional who took care of every little need and detail ...brought a warm coat when the weather was a bit chilly in the morning and packed us lunch on our way to Casablanca.. Was very transparent about things we need to know and navigate around medina.. Provided the best recommendations for things to do and activities to choose. Note that the Riad has a very traditional hammam and is an awesome experience and is a lot more convenient than other places...The chef is yet another delightful person to meet. Simply exceptional.. I would give this place 10 out of 5 if possible...It would be a mistake if you do not stay at Riad Kaiss when you visit Marrakesh.. If you really want to have a great yet comfortable experience of Marrakesh…Riad Kaiss is the place to be.
Beautiful Classic Style Riad in Medina
Our stay exceeded our expectations as the riad was beautiful in every direction and perfectly maintained with an excellent helpful staff. The air conditioning worked and the courtyard design kept the public areas cooled by shade and trees. The breakfast is hearty with any request made being met with enthusiasm by the lovely staff. The area is safe and we walked home easily from nearby shops and restaurants. If you want to be accompanied at night you call them on the phone they give you so you never need being lost or uncomfortable on an unknown street as the streets are not named on the buildings but it is not a problem. We would definitely return and take advantage of a trip they can arrange to the desert for an overnight stay. Come here and avoid a group tour. They can provide whatever you need. Good value for luxury without overpaying.
The best place to stay in Marrakesh
This is one of the most charming riad in Marrakesh. The attention to detail, to your well-being is amazing. There are only a few rooms in the road, so you really feel at home, and the staff makes every effort to make that happen (from giving you the choice to where you want to have your meals (in your room, on the upper terrace, under the canopy, in the main library, in the small library, in the garden, in one of the alcoves?), to customizing your dinner menu and remembering your breakfast preferences. A truly unique experience. In my mind, the only place to stay in Marrakesh, it beats La Mamounia flat. And it is so romantic! Lastly, it is within walking distance to all the major points of interest; Place Jemaa El Fnaa, the Bahia and Badia Palaces, Saadian Tumbs, the Mellah spice market, the souks are all within 10 minutes walking.
