Absolutely lovely rooms and location, but be wary: the late check in stipulation is a stitch-up and trying to navigate the check-in and entry process by yourself is difficult.
Shame on Expedia for having it on the list. We arrived to a dirty place, dirty sheets, doors to the building left open because of the smell. Residents told us it’s a frequent complaint. It’s mostly apartments with exchange students and one small hallway in the building that was the “hotel”. Office closes at 6:00. We arrived at 5:45 but was told no staff to clean or bring blankets(none were provided). We left after taking pictures. Hoping Expedia lives up to their guarantees. We couldn’t stay.
Brilliant location - for the money you genuinely can't t get better. However it's not a hotel - you get the keys from a member of staff but that's all you see of them. The room isn't cleaned and towels not changed whilst you are there. The room was big and facilities decent - however the bed was horribly uncomfortable and the lights were broken and flickering. But I'd pay again and come again for the location, so unbelievably central.
Comfortable and convenient
Check-in was a bit complicated but we managed ok. The room was comfortable, spacious and clean and the bathrooms were great. The stairs up to the room were a bit steep.
the location was great, it was at the middle of Florence but the facility wasn't good! The minibar didn't work and there was no body lotion or body wash in the bathroom.

I was not expecting the room we were put in based on the photos I saw when booking this hotel. The directions on how to enter and access the room couldn’t have been more confusing and complicated. The room was tiny with a small window and an even smaller bathroom. The bathroom was not clean, the mirror was streaked and there appeared to be mold in the shower. The location is good but there was a lot of noise on the street at night. There are a lot of stairs so it’s not ideal for elderly or if you travel with a lot of bags. I would not recommend this hotel for the price, there are plenty of better options.
Beware of stairs
The property was much more rundown than expected and very “rustic”. I had expected a concierge and didn’t anticipate so many stairs. If you’re an older patron, when the property is listed as the first floor DONT expect a level entry.

Really excellent location in an old building. Close to lots of sights. There's 1 window on the bedroom which is large but high up so you can only see the street if you stand on the ledge to see out. Air conditioning is only allowed from June to September but due to hot weather we requested to use it in may which was allowed by the owner. I wasn't aware of this law and I didn't see it on the listing. Maybe missed it but I tried hard to find it afterwards so if it is there it's not obvious.
Very noisy due to proximity to clubs in the area. Spacious and clean. Bed was very old and uncomfortable - mattress needs to be replaced. Overall good experience.
There was a lot of shouting from the nearby food and drinks establishments while we were trying to sleep. The windows and walls were not noise-proof. I was tempted to shout back at the women in the street who were calling out their friend’s name in English. We arrived late for the check-in (after 1830 I think) and we had to pay 30 euros in cash. The place itself is full of historic charm and I think it is part of an authentic Florence experience.
Very very loud at night. Amazing location, comfortable beds, not enough bedding or pillows. Felt dirty and cold.
Thsi propertly is extremply dirty, we went and had showers at out friends hotel because we couldn't have shoer in ours due to mould everywhere. Dust in the room, probabily not vaccumed and mopped in a long time....practically I got there and started cleaning the room first. Do not recommend. The name if fullying people, this place has nothign to do with luxury

What a beautiful location! The room was lovely and the AC was welcome. The beds were very comfortable! One thing: the shower needed unclogging!

Definitely not a “hotel.” Says there was air conditioning but there was not. No on staff help, phone number to staff didn’t work. Hard to communicate. Good for a long stay where you don’t want to be bothered. Very big room. Clean, safe, etc. but nothing special
Book only on winter and if you love mosquitoes
Unfortunately this was the lowest point of our trip to Europe and given the price and the Luxury on the name, it was quite a surprise. Check-in hours are VERY tight and there's no staff so if you arrive early you have to store your luggage elsewhere. When entering the building there's one really DARK room (even at mid-day) where the light sensor does not kick in until you are almost in the middle of the darkness. After that, the room is really clean, comfortable and well taken care of... until the night comes. We where there on May, during the spring, so naturally I asked if we could use the A/C (their policy says its not available only on winter) but still they refused to let us use it. So the "Luxury" in the name is a deceit because we had to sleep with the tiny window open. The room was REALLY hot all night and a bar just down below had people screaming until 3am+ every night... all of which could have been solved just turning the already available A/C. To end our surprise, in the morning we noticed our room had been INVADED by huge mosquitoes (at least double the normal) as there's no window screen... and the following nights just got worse. The convenient location does not justify the overprice and how this place is managed at all. Avoid if you appreciate a good nights sleep.

Great place in a historic palazzo. Beautiful room, nicely furnished, clean and spacious. Easy check-in. The location is fantastic, in the historical center, few minutes walk from Santa Croce. Very happy with our stay and will be back.
Noisy and uncomfortable stay
Yes, it is in the city centre, but it is not worth the cost. Firstly, the room was not cleaned to acceptable standards when I accessed the property: the floor had not been vacuumed or mopped, and surfaces were dusty. In addition, the bedding appeared dirty with lots of fluff on it. Furthermore, the mattress was slumping in the middle with no support given during the sleep. In addition, the other residents on floor 2 have been noisy and loud when returning to their rooms at nighttime by slamming doors and talking loudly. Lastly, the room was unbearably noisy at nighttime. At the point of booking, there was no mention on the website that I should have expected any night noises. However, the confirmation email from the reception confirmed to expect some 'night noise' as we are in the centre of Florence. Whilst this can be understandable, it fails to communicate or describe the extent of loud music, screaming, shouting, and loud vehicles throughout the night. I live in the city centre of a city, and I have not experienced anything like this. In addition, this additional email and information were provided after the booking was place, preventing me from cancelling. Furthermore, one would expect rooms to provide some shielding from outside noise, which the windows in the rooms did not provide. As a result, I did not sleep for 2 of the 3 nights. On day 1 of my stay, I had attempted to contact the reception via the number provided 3 times with no success.
Nice place and good location, but it has certain drawbacks. There is a finite window for check in and no in person check out and no luggage storage, the rooms are not connected to the check in so there’s additional walking and no elevator so if you have bags it’s inconvenient. Otherwise good for the price.
Very noisy, basic, clean and central
There was no milk for tea and coffee facilities and no toiletries other than soap and shower gel. Room was cleaned every day which was good. Noise in evening was terrible and every night we would find it difficult to sleep often being woken several times in the night by shouting and then early building work. Good central location.

Pretty good
Pretty casual place, but they went above and beyond for our honeymoon with balloons, bubbly and rose petals and candy and chocolate on our arrival. Georgia was so helpful and kind to us at check in. Very well centrally located to everything. Parking was pricey and getting there by car was scary!
STEER CLEAR
unfortunately this was the single worst "hotel" we've ever stayed at. From their rude check in lady (who made fun of my brother in Italian) to their unwillingness to check the absurd temperature in our room (it was 36 degrees inside) and their overall lack of care, i wouldn't stay here if they paid me. We are a fair couple but even we have our limits. We are a heavily traveling couple and have never experienced such lack of customer service in our lives. My pregnant wife asked for someone, ANYONE to come check the temperature in our room (we used our own travel sized thermostat and the one on their AC unit) both which read 34-36 degrees. They said the best they could do was to send someone around 10pm (it was 6pm at the time) to come and check the state. Then at around 9pm after calling them 5x they said someone had come to check it and it was perfectly fine, "this is not our problem anymore" and the receptionist on the phone Paulina HUNG UP ON US!! Oh ps, Wifi is non existent. We sat outside their locked office doors to try and rebook a hotel somewhere else in Florence without heat stroke. Thanks for nothing!
Great family suite for short stay in Florence
We loved this historic building, the large space with loft, and the fabulous location for seeing sites of Florence. We were right in heart of sites, near ponte vecchio. Great time just be prepared to walk up stairs for rooms in quaint old building-pack light or understand almost all of historic Europe involves lots of stairs and walking. We loved it! Parking is off site and typical of big city. No problem for us! Loved this!

Certainly not what we expected
Although the staff was friendly and overall location is not bad, we had few issues with our stay. First of all our rooms were facing the street right across a busy bar. Needless to say it was very noisy until late at night and couldn't sleep. Second, my wife and I got some sort of bites on our skin after our first night and also the second night. Since there were no other rooms available to move us management changed the bed sheets and supposedly the mattress (cannot confirm if they did as we were in Rome for the day). When we got back we checked our sheets and found blood stains on the pillow cases, bed sheets and blanket (still keep photos of all). Unfortunately this stay was the lowest point of our two week trip in Europe.

Large family room close to the centre of Florence
Lovely room, big enough for the family (inc our 21 and 18 year old) on comfortable beds and sofa beds. Fantastic shower and very helpful staff.

Unacceptable by any standards if you have luggage.
They need to invest in a person to help with bringing luggage upstairs even if there is an additional payment. It's beyond what any human being can physically tolerate to carry luggage at least 3 flights of stairs. It's not acceptable by any standard. I'm not trying to compare to Canada or USA. It's just unacceptable to be physically exerted that way. The excuse was that "we mentioned it on the website so that if you have a disability then this place is not for you". That's so unacceptable. Nobody regardless of physical fitness should carry luggage 3 flights of stairs. Offer the service even if there is an additional payment.

Great location, very spacious room, extremely clean, nice bathroom and shower, very good value. Would recommend for sure. As a family of 4 we were very comfortable.

Everything was very good; only problem is that there is no elevator and there are three stairs to climb to reach the reception and rooms - not good for someone with knee problems or someone with a baby stroller

Sejour convenable dans le centre historique, communication un peu moyenne avec le correspondant au bout du whatsapp, je venais de france, + de1500 km et la personne ne trouve pas la reservation faite car j'attendais le mode operatoire pour rentrer en autonomie dans l'appartement.

No es un hotel este alojamiento y la habitación está en regular estado. La ubicación es buena
El lugar es muy bonito y cómodo, en la ubicación perfecta para conocer todos los atractivos de la ciudad.
El check inn fue complicado, la segunda puerta nunca abrio no pudimos entrar ya que el código no era correcto y no nos contestaron, hasta que salió otro huésped pudimos entrar, estuvimos 5 días y nunca hicieron el aseo, no hay agua para beber y solo nos dejaron 2 sobres de Nescafé para todos los días, podrían mejorar varios aspectos, el lugar es bueno.

Muy molesta con la experiencia de este hotel. Pues después de reservar y pagar te envían un correo diciendo que no tienen recepción y que tienen que llegar a un acuerdo para la hora del check in. En mi opinión esto debería de quedar muy claro ANTES DE PAGAR no después como lo hacen. Intenté cancelar la reserva y cobraban el 100% de la misma. Decidí conservarla. Quien. Haya ido a Florencia, seguramente ya sabe que complicado es encontrar un taxi, y no existe UBER, gracias a eso llegamos tarde al hotel y nos cobraron €50.00 euros por ese motivo. Además de que ya había pagado €20 euros para llegar, cuando finalmente encontré un taxi. Muy mal que hagan ese cargo extra y no lo aclaren desde el principio. Definitivamente quiero mi dinero de regreso ASAP.
If you plan to enjoy the city at night this is a great place, with walking distance pubs and people out at night. It is a great location in the city overall. We were in the city for work and had troubles sleeping at night considering the screams and singing at 3am. Ear plugs were DEFINETLY not enough.

Check in was a puzzle!! I felt safe afterwards because there were so many steps, phone call, text, locks and keys. You will be safe during a riot or zombie apocalypse. No one can get in. There is no staff. There is no services. It would be considered a luxury if there was staff and services. It would be luxury if there was at least a mini fridge to put beverages or small food items for our 6 day stay. Our room, The Botticelli, has windows to the street. Out side, on either side of the entrance, are restaurants, as well as one across the street. Several nights there were large groups very loud well past 10. Twice till midnight and 2 am. We ate a both restaurants and they were fantastic. We loved this location. It was walk-able to sites, shopping, food, transportation and all we wanted to see and do. Bed was comfortable. Pillows were terribly uncomfortable. I used a folded blanket as an extra pillow. Room was very large with a table and 2 chairs. There was a coffee maker we never used as we were up and gone by 6 am every morning or we went out for breakfast. There is a safe. There were extra blankets/comforters. We noticed after the 2nd or 3rd night there are cracks in the ceiling over the bed and we could see a metal? lens? reflection between the cracks. We did not get intimate because we felt we potentially were being filmed. You all might want to look into sealing the cracks.
