The property location is very convenient walkable to attractions and surrounded by shopping. The room is a small, but in newly renovated, the staff are very friendly and explained everything properly, especially Julia. She is a lovely person smile all the time and made all the reservation for us. The elevator is very tiny. I recommend this place.

Hidden gem in the heart of Rome
We stayed here for two nights as part of our 20th anniversary trip and it was wonderful! The staff was very friendly, staying in touch via WhatsApp before and after our check-in. The rooms were recently renovated and clean, and the A/C was top notch (which can be rare in Italy in the summer). You get breakfast delivered to your room every morning and the staff was very helpful with local recommendations for food and entertainment. The hotel is only a five minute walk from the Repubblica metro stop, and 15 minutes from Roma Termini train station. I would absolutely recommend this hotel to anyone traveling to Rome.
Next to bus stop
Great location, bus stop was just outside the hotel. Room was comfortable except for the Awful bathroom. Moldy and odd shaped so that it was difficult to get in and out or use the bathroom.
Charming hotel
If you arrive after hours, it’s like a treasure hunt to find your key and then the room but the hotel is in a beautiful courtyard. Rooms are simple but very comfortable and staff were great. Lift is tiny and old fashioned but overall we loved our stay. Convenient for central Rome
This hotel was great for what we needed, the room was a bit small and did not have great views. It did have that old Italian charm and appeared to be newly renovated. I would recommend bringing your own wash cloth or loofa, as they do not provide these items. With that being said, It was in a prime location with lots of shops and restaurants. All of the major attractions were within 20 minutes of walking or by bus, except for the Vatican, which was only 45 min by bus. Aside from the minor things we noticed, the staff was very kind and attentive and even left us roses and champaign for our honeymoon. Overall, we enjoyed our stay!

Great little find. We were a little disconcerted when we found our room was right next to reception, however, we were out sight seeing so much we were barely there whilst reception was staffed. Considering it is situated on a busy road we couldn't hear a thing from our room. It is one of a number of different hotels in the seem complex. Unlike the others, this one uses a keyfob to gain entry instead of a door code (which we saw residents of other hotels struggling with). The location is within walking distance of all the major sites - the colosseum, vatican, pantheon, trevi fountain (and others) and a number of places to eat and drink are dotted around the area. The staff were really lovely and helpful, and went out of their way to ensure my wife had a breakfast available that met her particular dietary requirements. If we ever visited Rome again we would use again. To anyone going for the first time - look it up on google maps before getting there as the entrance isn't immediately obvious if the door is closed.
A little hard to find but staff excellent and friendly. Just what we needed
Really nice hotel! Extra friendly staff (thank you for the super clear instructions to get the keys after reception hours), very clean, and the location is just incredible. The only small thing that wasn’t amazing was the wifi didn’t reach our room properly, which for us wasn’t a problem at all as we were roaming. But apart from this detail, I completely recommend!
Great stay. Clean and good amenities. Within easy walking distance to things like the trevi fountain, colosseum, pantheon and good restaurants. Staff very friendly and helpful. Would recommend if you are looking for a good base to explore Rome, especially if you plan on walking.
The entire staff is extremely friendly, helpful, and knowledgeable. Every interaction I had with the staff showed me how much they cared about my happiness and comfort during my stay. Their excellent recommendations really helped me make the most of each day, helping me see and do even more in Rome than I had hoped. Both my room and the common areas were very clean and comfortable, and the location is perfect for anyone who would like to walk to the popular sites in Rome. Public transportation also seemed very accessible from this location, although I preferred to walk. I highly recommend the Relais Servio Tullio and their multi-lingual staff.
This was an amazing room in Rome. It was close to everything. They even hold your bags the day of arriving and leaving. We was able to explore all of Rome and had an amazing room to come to. It was in walking distance to the train to the airport also. The staff went above to make us comfortable.

5 nights in Rome
Location was excellent, 200m from Metro station. But it is not a true hotel, and better instructions are needed. Was surprised on first night that the blanket only had a sheet without the quilt/comfortable. But was promptly rectified when feedback was provided. Unfortunate and horrified that on day of departure the lift was not working. Had to lug our luggage down 5 floors. Reception staff extremely helpful. And helps to book tours and airport transfer, which was really convenient.
Relais Servio Tullio was an excellent choice for Rome. The staff is very responsive, and they even contacted me a day before to ask me the arrival time and give me the instructions in case I arrive later at night. Is well located, rooms are clean and the service is top! I will definitely stay again here!
A little tough finding the hotel, signage could be better. We we finally found it, we were very pleased. Beautiful, modern room. Location was close to everything!
The hotel is very well located and secure. The staff was exceptionnally friendly and helpfull. My only negative point was the shower'drain which didn't work properly.
Spacious and comfortable
The room is spacious with bed, desk and small table/chairs as well as a big, modern bathroom. Breakfast is delicious and served in your room each day. Location is great with shopping and transport readily available on Via Nationale. Staff are helpful and gave great recommendations for dinner and rooftop bars. Access is challenging if the lift is not working as it is the 5th floor, so if you are not fit and able to do stairs, this is not for you as the elevator is small, slow and not always available. I would stay here again; it is a great option for central Rome.
A Great Place to Stay in Rome
We really enjoyed our stay at the Relais Servio Tullio. The rooms were well maintained with up-to-date facilities and the bed was comfortable. The hotel is located in the heart of Rome and is in easy walking distance (20-30 min) to the Trevi Fountain, Capitoline Hill and the Imperial forums. The staff was extremely friendly and helpful. This hotel is small and it was a little strange having a room right behind the front desk. Nonetheless, we enjoyed our stay there and would definitely recommend it to anyone planning to spend some time in Rome.

Concierge was very helpful in recommendations and helping when we had an issue at our next hotel during our cross-Italy trip. Very secure and centrally located for most of the places to visit. We liked how close it was to the train station so that we didn’t have to get a taxi
Arrived there and the A/C didn’t work so we had to book another hotel last minute. I would have appreciated a heads-up so I can book another stay prior to arriving. The staff was nice though and the property looked clean.
It was within walking distance to the train station. They helped provide transportation from the airport to the hotel late at night. They also, allowed us to leave our luggage for a few hours after we checked out. It was very clean and quiet.

The property is very small. Actually it is a small part of a large building. It was a decent enough property but it could use a nice cleaning. The blankets had stains on them. The second day towels that were dirty and on the floor were hung up by housekeeping. When we asked the front desk for fresh towels, he questioned us as to whether we left the towels on the floor. When we responded yes, he called the maid out and asked her in front of us if the towels were on the floor and she said no. We have no reason to lie about this. Rather than just give us fresh towels, the front desk manager thought he needed to question us. Our hotel was not inexpensive so we expected a little better customer service.A simple, yes, let me get you some fresh towels would have been preferred to the interrogation of whether or not we had left them on the floor. We were also told we would receive a bottle of wine with our stay. We had to ask for it and there were no choices. Not everyone likes sparkling wine. It would be quite easy to offer a choice of red, white or sparkling. This hotel only has less than 10 rooms. Freshening or replacing stained blankets should be done.
well worth the money. facilities are nice and quiet -- self check-in straightforward as well. staff are welcoming. located very conveniently from the train station. main issue was the bathroom could have been cleaned more. area around the toilet was a bit dirty when i arrived.
We had a wonderful time and a lovely stay, everything was perfect regarding covering our needs. The location was perfect and close to so many places. Staff was very helpful and kind all the time. We really loved and enjoyed staying at this place. No sure ab the VIP if we had to receive something extra but the staff was so friendly and helpful that although the room was small, we had everything we needed. I dont even know where to start. Relais Servio Tullio was such an amazing hotel. The place was so clean and pretty and very close to everything. The termini was right around the corner (walking distance) and all the main attractions were a good 15-20 min walk. Secondly, the staff at the hotel were SO SWEET! They were so caring and helpful. They helped us book attractions with safe tours and gave us good tips to travel around Rome. We absolutely loved this hotel and will definitely going back here with our family in the future!
The mattress was really low quality that I could feel the spring. Asked for the mattress topper but was told they didn’t have one.

We had a great stay, very convenient location being a short walk from the train station & a number of different routes to the popular locations, which were kindly pointed out to us on a map provided by a lovely lady at reception. Our room was spacious & clean, was slightly odd being located right behind the check in desk but we didn’t get disturbed much. The staff were always friendly & welcoming.

The access to the property can be very interesting for a first impression. But the staff makes it extremely easy to understand. The elevator can be challenging if you are coming with a lot of luggage. Everything is clean, there is a lot of light. The rooms and bathrooms are big. The area of the property is very good to walk, shop and eat. We usually sleep in during vacation so we did not sign up for breakfast but the menu was promising. Excellent stay! (I loved the Colomba Pascal that was offered by the staff during Easter weekend! Such a kind touch to the guests!)
Our stay was great! Room looked just like the pictures, and the staff was incredible. Great proximity to all main attractions in Rome.
Lovely stay
The shower glass door needed a good clean but apart from that it was good .
The property is located near a metro station which is convenient. Many stores near the property, not the best dining options or bars. Our room was directly behind the front desk which was noisy at times during the day, walls didn’t block casual talking from being heard. Room looked new and remodeled. Room was clean and had a small window (no view) . The most upsetting part was that there was mold on the ceiling above the shower and it was very noticeable. We never mentioned it to staff because staff was only at front desk certain hours of the day which we were out of the room. I wouldn’t recommend staying there due to the obvious mold in the shower.
Trully a pleasant experience . The front desk, camilla in my case, was so helpful. We’ve arrived after very late and and she took care of the parking and reserved for us a nice restaurant . Clean, comfortable, nice looking room. Can’t ask more

We stayed in this guest house for 2 nights overall and had a lovely time. The room was clean and of a nice standard. The staff (2 young ladies) were really helpful and friendly The air con was amazing. Our room was really quiet, we didn't hear a pip of the other guests. The breakfast provided was nice and on time. The location was great, literally 15 min from all the sights. The only slight negative is that it can be a bit difficult to find. we did struggle for about 10min in the heat with the suitcases to find it so they could maybe do with a better sign

Extremely helpful staff, in a clean, modern and comfortable small boutique hotel.
The only complaint i have is that the directions to get to this place are a little confusing and as the lobby closes at 7 we couldn't find it at first. After speaking with somebody they left the keys at the mailbox and we were able to get to our room.
Very clean, convenient location!
Hassan met us at the door to make sure we got to the hotel easily since the hotel is one of several within 2 buildings. The room was sanitized daily and you could smell/tell. The sanitation smell might be overpowering for some. The room was small (standard in Europe) but bigger than what we stayed in while in Naples. The windows had shutters on the outside and blackout doors on the inside so I was extremely happy with how dark the room got while I slept, even in the middle of a bright day. The hotel is in the 2nd, further back building so no street noise. Also, this hotel is very secure. You need an access key to get into the courtyard from the street. Then they access key agsin to get past a gate to get to the 2nd building. Then a traditional key is needed to access the elevator. Then the access key again to get into the hotel and finally your room key. The hotel is walking distance to several restaurants, two currency exchanges (use the red one, the yellow charges 20% commission) and less than 2 blocks from the subway system that will get you to both the Vatican (A line) and the Colosseum/Roman Forum (B line).
Dreadful
Completely oversold. "Included breakfast" was a pastry in a box you took back to your room. Coffee you brewed in the little machine in your room. Air conditioning did not function properly and the on-line photos were NOT what the place actually looked like. Beware, this place has oversold itself.
Great hidden spot
We stayed in the comfort suite for 4 nights and had a very nice stay. The location is centrally located and easy access to train and only a 10 minute walk to the coliseum. Its also situated away from the main street, so you won't hear any outside noise. The only thing to note is the community snack area is right outside the rooms which can be noisy between 8am to 9am. Other than that, it was very quite and clean. Highly recommend.

Wonderfully quiet large room in Centro Roma
A truly wonderful small hotel in a very quiet location on Via Natzionale, a 2 minute walk to the Metro at Republica. For us, we needed a room with 2 beds, and the Superior Room was perfect, and it was very large with a beautifully clean and functional bathroom. Overall, great quality for the price. We will definitely be staying here on our next trip to Roma.

We loved our stay here. Very clean larger than expected room. Walking distance to a lot. Clean comfortable room with amazing bathroom and tub. Very friendly front desk which was a refreshing change from the other hotels we stayed in Italy.
It was a beautiful hotel, very clean. Every time we got to the hotel there was never a receptionist but it isn’t too mucho of a deal. The only thing is that the water was cold one day because the water heater just broke, but otherwise it was a very good stay I will repeat in a future.

This was the second time I’ve stayed here. Alway very clean, staff are so very helpful. The hotel is brilliantly located close all the good spots. I literally could not say anything negative about either of if 2 stays. Will definitely make it a 3rd in the future.
If you want somewhere close to the main train terminal it is unlikely any hotel will provide better value. This is an apart/hotel with modern rooms on the fifth floor of an old building, served by a quaint, two-man lift. The small breakfast room was directly outside our door, so there was some early noise.

Great B&B in the centre of the the city. Friendly and professional staff, the accommodation was very clean and modern. We had the option of breakfast which consisted of cereals, fruits and cold cut meats. We were able to walk to all the major attractions, along with Roma Termini. We thoroughly enjoyed our stay!

Perfect little base for Rome
Lovely little hotel in a quaint courtyard, near the train station and down a Main Street from the colosseum and forum. Excellent location with lots of cafes bars and shops nearby. The metro nearby goes straight to the Vatican too. The staff are really friendly and helpful too

The hotel is in an excellent location. The room was clean and spacious, and the staff were genuinely friendly and helpful. On Via Nazionale, but very quiet in the rooms, so the best of both worlds!
A Wonderful Place to Stay in Rome!
My husband and I went to Rome to sight see for 5 days. The hotel is situated in a wonderful and safe spot. So very close to all of the things we wanted to see in Rome. The very best part was the wonderful women that worked at the reception desk. They helped us more than words can say. Recommended transportation, restaurants and answered every question. They were truly angels!!!

Hidden treasure on Rome’s, Via Nazionale
Alessandra (ZIP) was very welcoming and very helpful with the local area. The location was excellent. Walking distance to the main train station and many of the major attractions. The morning breakfast was a great start to the day. Mariane, Ana and Andrea took care of us in the mornings. Great place to stay in Rome
Overall the staff was extremely nice and helpful. This is a small hotel (no more than 10 rooms) with comfortable accommodations. The hotel was centrally located (15-20 minutes walk to Termini Station, Trevi Fountain, and Pantheon).
It is located right in the middle of the city, a short walking distance to the Rome subway system and the train station. The free Wi-Fi was excellent to make dining reservation, making train reservations and online check-in. The front desk staff was excellent.

A really good place to stay
A wonderful stay in excellent accommodation where we were well looked after by the ever attentive Ciprinano. Our room was well appointed, very comfortable and spotless. An extra touch was the cakes, fruit, tea and coffee available to all guests throughout the day (as well as tea and coffee making facilities in the room). We would certainly recommend this small establishment located within easy walking distance of all attractions in Rome.

Ok such a higher level than I expected. Exceeded expectations. Very luxurious, high ceilings, updated and clean rooms, friendly and helpful staff, nice breakfast and complimentary food with some snacks for any time of the day out in the lobby. Will definitely be recommending to anyone going to Rome

Staff are brilliant, only thing that was a small issue was staff not 24h so when we arrived and waiting for car it wasn't there and we didn't have number to contact to check on arrival. But all staff are excellent and very attentive
Great intimate little place!
Relais Servio Tullio is a great little place in Rome. I am not a fan of Rome but the accommodation is great. Locality is great considering it is a short 5-10min walk from Rome Termini (Well the walk could be longer, it all depend on how strong the wheelies on your luggage is!, not the accommodation fault but the pavement on rome is atrocious!) The room is as what is shown on the website and is very much lovely. We are happy to lounge in our room once we are done with the day travel. The location is great as you could get to most destination by foot (15-20min walk) or train if the feet is too sore for the day! Breakfast was great and simple and definitely more than sufficient to keep you going until lunch (or later than lunch, if you are lightweight!) The hosts are fantastic too! they are more than willing to offer you tips and recommendation when you asked! The only thing you have to get used to is the number of keys! (1 for big wooden door, 1 for gate, 1 for lift, 1 for the property door, 1 for your room!) :) but I would definitely recommend this place!
Clean, very well designed and decorated hotel
Our stay was very pleasant, friendly staff made every effort to make us comfortable! Great location, historic building with state of the art design. Our room was very clean and comfortable for 3 of us to stay! Definitely, we will go back there.

Little Gem. Quiet, clean and close
Tiny hotel - clean, quiet and in a good location. All the major tourist attractions are in walking distance and it's only a few minutes' walk from Termini station. Lovely continental style breakfast and very helpful staff.
