We had a great stay. Check in was easy. We parked right next to the room. The rooms are basic and clean. They did have a very basic breakfast that was not advertised. We had a pleasant experience.
Two weeks old expired yogurt at continental breakfast. Noisy plumbers and neighbors. Stained, mildew-y sheets. Uncomfortable beds.

A beautiful well maintained older "motel" with wonder staff. Highly recommend and will stay here again if in the area again.
The power was out when I arrived here but came back on after roughly an hour. The problem with this place is that there was an unpleasant smell permeating the room. This may have been from the detergent/bleach they use on linens and towels. Despite this, I also found some stains on the sheets. The bed also made a creak/clang from movement. All of this made for poor sleep.
Nice motel, but did lose electrical power for part of the afternoon-evening.
Liked location and nearby restaurants, property a little dated, overall ok.

Lipstick on a pig
There are a lot of cute converted Inns in SLO, but this was not one of them. From the outside it looks cute but inside the rooms, it truly is just an old motel. For the price, I thought I would be getting an upgraded motel and service. Beds were not comfortable, lighting was subpar, shower was old and gross, and you could hear through the walls. Included “breakfast” was hard boiled eggs or toast - that was it. If this came at a lower price, I would’ve given it more stars. But for the price, you can get a lot better down the road.

Clean place.
This is a sweet little inn/motel that is much larger than it appears from the street My bed was very comfortable and my room was very clean. There were a couple of minor cosmetic things that could be touched up, but overall it was everything I needed and comfortable. My room was closer to the road and if I stay again I would try a room towards the back. Wish I had tried this place sooner as I would have been a repeat customer!

This property was very cute. The rooms were a little smaller than we anticipated but it worked out just fine. We would definitely stay here again.
The room has garbage and empty alcohol bottles in the cabinet that stunk up the room. Had to tell the front desk twice before they finally did a thorough cleaning of the room.
There are some great staff working here and the venue is beautiful. I would recommend it to anyone, and it is totally worth the price.
Just ok
Room was VERY tiny and decor was VERY outdated, however it was clean and quiet.
We have stayed here many times and love it. One suggestion is to turn down the outside lighting a bit. We like to sleep with the windows open, but the lights that are strung around the roofline are a bit much and they shine in the window.

Great spot for travelers. friendly service and very attentive. assigned parking directly in front of your room. Very nice continental breakfast with home made peanut butter and bread. I'd definitely stay here again every time I come through SLO

My stay at the Peachtree Inn more than exceeded my expectations. Everything went smoothly, my room was immaculate, and the property is adorable. On top of that, the rates are quite reasonable. I plan to stay there again in September. The peach tree in will be my go to motel from now on in San Luis Obispo.
What a gem! My room was simple, yet clean and comfortable. There's a beautiful space under a big tree to enjoy morning coffee (or in my case, juice) and some breakfast while enjoying the hillside view. The room was quiet, the staff was beyond friendly, and I was really satisfied with my stay. I was a little wary when I saw the price, but took a chance and was really pleased that I paid about one-third of what I would have paid elsewhere and had a very pleasant, homey experience. Five stars - easy.
Check in went smoothly. The room was relatively clean. The refrigerator was clean as well as the microwave. Only stayed 1 night but I would definitely recommend it
A very good value rating for a very good value motel option in SLO. This was my first stay. The King Bed was comfortable in one of the pet friendly Family Rooms with King and Pull Out couch and laminate floors. A variety of pillow options were nice from squishy to firm. Was definitely less modern/less updated but it has what you need! Very basic soap/shampoo. Very friendly helpful staff. Some street noise but I needed the fan on at night so it masked any noise. I definitely slept well. I didn’t have coffee or breakfast. 1865 restaurant is steps away and has great batch cocktails (Bourbon and Blood was excellent), nice wine and food (burger). I’d stay here again especially for value. A friend had a room with 2 double beds and they were very much doubles (or narrow doubles) and certainly not queens. Would be hard to fit more than one adult in each bed so just be aware of that.
A Classic
As a classic old school motel, the property and room were in very good shape and well kept. It was like a throw back to an earlier time but with current conveniences. Also though it could be said to be on "motel row", it's a quiet area in a nice, laid back, lovely little town.
Comfortable stay but noisy setting
The service is always outstanding. The host met me late after she was supposed to be gone as my plane was getting in late. I appreciate their area to get filtered water, snacks, etc and the room is comfortable. The main issue is the noise from the nearby highway and main street which went on from late night to early morning.
Very pleasant
We were very pleased with the condition of our room. It was neat and clean. Everything worked. The simple breakfast included fresh fruit, cereal, oat meal, hard boiled eggs, yogurt and much more. We would definitely stay here again. We would suggest adding blackout curtains.

A lot of chairs and picnic tables and swings,too. We could enjoy breakfast outside in the morning and free popcorn at night.

There are comfortable places to sit under a shady tree in a garden-like atmosphere, and it is right on Monterey Street, which takes you right into the heart of San Luis Obispo. The Peachtree Inn property is gorgeous with lots lovely places to sit outside. The atmosphere is friendly and at the same time tranquil. It is a great place to relax.
Bare feet turn black on the dingy floors, AC unit turned on every 60 seconds and ran for 15 seconds before turning off. It was too hot to shut off, so just had to sleep through it. Clean sheets, nice location
The room is small and old.
The room I stayed in was very quiet with a forest park like backyard with a fair amount of birds chirping in the evening and was very comfortable feeling. Also had a Roundtable pizza delivered right to the room. Overall it was a pleasant stay at this property.

Overnight San Luis Obispo
Greeting was very nice. Room was small but quaintly decorated and first appeared very clean and nice. However, the flooring was so terribly dirty it blackened your feet. They also served a nice light continental breakfast, which we were not expecting. The walls seemed thin, although we were not disturbed.
Reasonably quiet area with a dedicated parking space right in front of your room. Super convenient, and clean.
Bed was really hard. Breakfast was very minimal.

A quaint motel but kept up nicely. Clean rooms with everything working properly. Included breakfast was a nice touch. Toast, boiled eggs, fresh fruits, yogurt, coffee and fruit juice.

The room was very small, but it was very clean! The grounds are really pretty and the breakfast area was peaceful and nice.
I was visiting my granddaughter at Cal Poly. I have tried several hotels in the area. I liked this place a lot-easy on/off freeway, friendly and enthusiastic staff, very clean rooms, toiletries and nice towels. The bed was comfy, there was a fan for cooling off and an electric heater for the cool night. The TV had a huge channel list. The continental breakfast was more than that-several items, fresh fruit, hot oatmeal, different breads and jams. Also yoghurt and hard boiled eggs. It was so perfect. The rooms are not fancy, but the whole place exudes comfort.
Simple Motel but has a lot of character and the staff were first-rate. Nice dining room as well with a friendly atmosphere.

Older and dated, but clean and everyone was very friendly. I thought the breakfast was very thoughtful, with a crockpot of oatmeal to fresh fruit, cereal, some pastries, peanut butter and toast and great coffee.

First of all, the outside is beautiful with flowering orchid plants, gorgeous trees, grassy areas with comfortable chairs. Our room was nothing spectacular but was clean and comfortable. The "continental" breakfast (more like a full-on breakfast - I'm stuffed!) was exceptional. Beautiful dining room with paintings on the wall and very nice furnishings. They offered hot and cold cereal with numerous toppings. They even had almond milk! Fresh fruit, yogurt, sweet rolls. I had cinnamon raisin toast with peanut butter. I highly recommend this sweet place to stay for a night or a week!
Good. Water pressure in shower was really low. I could hear a snorer in the next room, but didn’t affect my sleep. Breakfast is the basics: oatmeal, fruit, toast, some pastries and coffee/ juices. Close to freeway and areas all around SLO.

The Peach Tree Inn Rocks
This is a great motel conveniently located off the 101 with comfortable rooms, a wonderful breakfast each morning (with newspapers), a short walk to Higuera Street with tons of stores and restaurants, etc. And the price was a great value, too.
quiet, everything i needed nearby. I will note that they use Actual Metal Keys and that there are no USB ports in the room. Its very 1990, but with more modern decor.
Friendly hosts. Very clean. Great breakfast for the price! Good location. Room warmed up quickly. Pretty quiet even though so close to highway.
Beautiful surroundings. Our room is very clean and comfy. Custom service is very helpful. If you stay there on Thursday, there is a trolly bus take you to the night market downtown where you can buy street food and enjoy shopping. I will definitely stay there again.

Very clean room and property/grounds. Quaint area for breakfast in the morning. It's a light breakfast, but nice. Very easy to walk to the areas I needed to go and some great restaurants just steps away. I appreciate a noon checkout. While the area feels generally safe, since you walk into the room from the street, I wish there were a few more locks or other types of security. I would stay there again even so. Overall it was a great experience.

The property is a little out of fashion. It’s an old time motel. The ones you used to be able to pull off the highway and stay at cheap. But it’s in excellent condition with helpful staff. The breakfast wasn’t bad either. Would stay again.
Only stayed 1 night, but I will stay there again. Sweet, quaint . Fridge in the room.. Big TV w Direct TV connect so I already knew how to operate the remote.. Really nice toiletries / Soaps , BIG shower, and decent water pressure. Pull down blind allowed for a nice dark room . Bed was perfect, not too hard, not too soft.. extra blanket.. OH and Veronica so great , she gave me extra coffee and real creamer for my coffee . Ate my leftover Pizza for breakfast,, from Ginos just a Down the street.. but next time i will enjoy their breakfast with fruit and homemade granola.. AND parked right in front of my door.
The room had the basic amenities as described by them. We were provided a microwave for our room upon request. The microwave wasn’t big enough for our baby feeding bottle sterilizer to fit into, however the lady at the front desk helped us with hot water to use as an alternative to sterilize the feeding bottles. There were ants at the entrance door and surrounding the coffee maker. The staff provided us with vinegar solution spray that worked. Overall, great neighborhood, very scenic, but not so great a place to stay with very small kids.
Great smaller old school motel. One story is a plus and parking in front of room is easy. Clean rooms and enjoyable grounds make for a nice stay at reasonable price.

There was a spider in the room that I had to catch. The outlet in the bathroom did not work. The place had a musty smell. I was not told there was assigned parking, but when I tried to leave the next day, I was confronted by a guest who kept complaining that I parked in "his space" and that he is handicapped. Someone was parked in the space in front of my unit the night prior, but I didn't think it was a big deal and didn't know spaces were assigned so I parked two spaces over. If guests can ONLY park in assigned spaces, the front desk attendant needs to tell guests this at check in.

Breakfast was great except for uncovered fruit had a fly in it. Bathroom shower was great. Toilet too close to counter.
