The best stay of this entire trip

We had 3 nights at M’s Hotel. It was a quiet and nice place. The rooms were extremely clean. The space is packed as expected. The hotel is located at a walkable distance to major bus and subway stations; however, it you travel with large and heavy luggage that is something you might want to consider. Overall, we liked the hotel.

I would recommend this hotel as a budget hotel with minimal services and facilities for 2-3 days. Good: all works with codes and the area has some nice food places. Less optimal: small bathroom, no storage space and not super well connected. Don’t buy a day pass as nearest line is JR, otherwise the bus.

Great place to stay in kyoto. Walking distance to Nijo Castle and right next to Sanjo shopping street which has many food options and great family owned stores for all sorts of things.

Good location not too close to the main touristy area (Gion) but walkable and very cute surroundings. Always felt safe.

It is located near Nijo Castle. Close to Omiya Station and Nijo Station. It’s a budgeted hotel, so manage your expectations in terms of cleanliness and staff availability.

Only negative was additional “tourist tax” at check-in

Our stay was amazing, room were huge good for if you have big suitcases. Room was also clean and modern looking with great price Would definetly stay again!

I did not like the checking in and out conditions. I got the help of somebody for the checking in but I was at a loss for the 5.30 am checking out.

I selected this as I hate the synthetic covered Dona’s in most Japanese hotels in had bed sheets that was not the case

I stayed here for my whole trip (3-night stay to Kyoto and Osaka). The location is walking distance to Nijo Castle, train and bus station. Also the shopping street is just a block away. The property was super clean and quite. Keep in mind, there's no on-site staff at all time, but you definitely can call and ask for help. I highly recommend this to all of you who would like to save money.

Little far from subway station and bus stops

A nice and clean hotel with the basics that you need. Rooms is very small as it is the case in most Japanese hotels. Unfortunately there was no wardrobe to put my cloths and I had to keep them in my luggage.

Convenient location. But very small room for the price. No one clean the room or provide clean towels for 3 days.

Go here if you want minimalist provisions. For the most part, no front desk or staff to help you. Someone would usually appear around check in and check out times to assist with the check in/out if necessary. Tiny bathroom with the sink overlapping the shower so that the shower curtain hugs your body. No cleaning service for the three days we were there. The window was completely obscured by a a large metal sheet that was about 2 inches from the window, so no view. Neighborhood was clean and safe, but nothing special. Not that many restaurant options. Oddly, this facility was pretty highly rated. We paid $440 US per night. We were shocked when we got there. The price seems excessive for what we got.

Considering how much we paid $3000 US dollars for 4 nights for 2 rooms, the hotel was highly sub par!! They only clean the rooms every 3 days, getting fresh towels or any service even getting your garbage replaced was entirely your own responsibility. The laundry service was 2 automated machines where one of them had not been emptied and was locked for 3 days so I had to wake up at 5am to do our wash as the single machine was constantly being used. For the amount of money we paid the rooms were very basic….

Good location if you want to be away from tourists

The hotel is very well situated in an area that has stores for every day items, restaurants and proximity to useful public transit hubs. The room was fine but not very well designed especially in the lighting dept. It was however very clean all around. The lobby was impersonal. Boxes being stored behind the reception desk made it look like moving day. Lots of space for people to lock up their luggage to flimsy storage bars. Two couches that appeared to be an afterthought. The laundry facilities exceeded my expectations. They worked very well. Except for the day I checked in, for four days I never saw anyone at the front desk of the lobby. Long story short... I might come back to this hotel after checking around. I really liked the location but this is a place for a self-motivated, "I'll figure it out" traveler. It felt safe and clean. Just impersonal in the sense that there were no staff present. :)

The M Omiya is the perfect place to stay in Kyoto. It’s convenient, well-appointed, safe, and accessible to everything in the surrounding area. Can’t recommend it highly enough.

Mixed experience

The good: clean, modern, key-less access The not-so-good: The downside to key-less access is that if you forget your access codes, you can't get in the front door/room, because the front desk is not staffed 24/7 The bad: - The front desk is not staffed 24/7, and I had problems getting ahold of any staff through the "emergency line" phone at the front desk -- always gave a busy signal. - All 3 nights I had limited hot water -- maybe for the first 1-2 minutes, then it would quickly get cold. I had to have my wife boil hot water repeatedly. This happened at different times at night. After the first night I spoke to a cleaning person, and they said they'd talk to the management. When it happened again on the second night, I went downstairs and found a staffer who had to "reset" the hot water system within my bathroom. During the third night's incident, I waited about 10 minutes, and the hot water returned HOTEL MGMT: you MUST staff your hotel 24/7/365. Saving money on staff is not an option -- electronic systems aren't sufficient. THERE MUST ALWAYS BE AT LEAST ONE PERSON AT THE FRONT DESK TO HANDLE ISSUES. You must have a way for guests to contact you from OUTSIDE the front entrance if they don't have their access codes. Takeaway: Have your access code DOWNLOADED on your phone or printed before you arrive, or you may not be able to get into the building. Keep your access codes on your person during your stay to get into the building and your room.

10 minute walk from train station very quiet and good value for money

Our daughter lives on the dori around the corner from the M Hotel so the location was ideal for us. With the exception of not having hotel staff at the front desk 24/hrs a day, the hotel was everything we needed it to be. It was clean, well maintained, the rooms were surprisingly spacious, and the staff were lovely. Highly recommend.

Truly a wonderful hotel to stay at if you’re ever at Kyoto. The room was very spacious and clean! Staff was great and rates are really good. It is also walking distance to several Kyoto attractions such as Nijio and the Nisshki Market.

Minimum and basic hotel, near Nijyojyo-mae station. Facility and room is modern, no flaws and comfty enough. Check in can be tricky to some, and NO bathroom in the lobby area, only in your room. Usually no receptionist (if you call they will attend to you on emrgency basis) and room cleaning and bath towels only provided once in 3 days. Overall, location is super easy and within the central area. Good.

Amazing location

1 night stay

Large comfortable room with a queen sized bed and powerful AC. Good water pressure from shower. Checking in is done electronically and was easy. There's no physical card key but they give you a pin to enter the hotel and another for your room. Nice if you like to have little human interaction.

Being able to check in and check out on our own is a unique experience.

Everything seems very modern and the staff was extremely kind and helpful.

Great 2-day stay

The property is clean, bed was comfortable. Close to Nijo station JRline and walkable to Nijo Castle. The checkin and checkout is all automated. Please look for a security code in your email before you arrive at the property. We were lucky to have someone at night at the front desk which as I understand is not usually the case. The rooms are compact. They had everything, a small fridge, kettle, hair dryer. It is right next to a street lined with restaurants, cafes and bakery.Lawson and a 7/11 are less than 5 minutes away. While the property does not have a locker to hold luggage, there is self service luggage storage available in the lobby. Good experience overall.

室内に過度な備品は無く、タオル類もフロントに用意されているので都度、受け取れます。静かで広く、快適に過ごせました。掃除が入るのは4泊目からなので、室内では自分が出すゴミの量を注意しないと最終日にはちょっと大変です(笑) カードで支払いを済ませていても、チェックインの際に別途宿泊税の支払い作業が有ります。玄関や部屋の出入りは暗証番号でのやり取りですが、直ぐに慣れるし便利です。

冷蔵庫が冷えなかったが 交換してくれました！

チェックイン時に暗証番号が分からず戸惑いましたが、入り口にあった携帯で電話したところ丁寧に教えてもらいました（後で気づいたのですが迷惑フォルダにチェックイン時の案内が来ていました）。 部屋も綺麗で広く、時計や鏡などもシンプルでセンス良く、感激しました。部屋着はなく、洗面所には歯ブラシとコップのみで簡素でしたが持参する派の私にとっては環境に配慮してくれているようでよかったです。騒音も特に気にならず、一階の部屋でしたがすごく静かでした。 自由に飲めるウェルカムドリンクもあり、近所には商店街があり、そこにコンビニや居酒屋さん、カフェなどなんでもそろいます。モーニングにカメコーヒーという所にいきましたがとっても雰囲気良くて美味しくて寛げました。 京都にたくさんチェーンであるホテルなようなのでまた泊まりたいです。

We came to Japan to explore that being said the hotel was very clean. Everything was as advertised and the price was wonderful. I cant say enough good things about the wonderful staff. they helped us at every turn and were so very polite we lovrd them. we will miss our little hine for our vacation very much. it was very peaceful and in a great neighborhood with tons of amazing stuff nearby. We cant wait to come back to Japan and we will definetly stay with M's Inn again. We are from Florida so if any US travelers are reading this you want to exoerience Japan and not feel swindled this is a great place to stay.

There was no cleaning service when we stayed for 3 days

Simple amenities. Very friendly staff although desk not always attended. Checkin/out and access easy. New construction with all basics needed. Quiet area with several eating options nearby some in covered street. Luggage storage and info service was great adding much value to experience.

Clean, super modern, in between two train stations- one being a 4 min walk the other a 10 min walk. Bed was comfortable, room was big enough for two people to unpack. Cute free slippers and toothbrush, razor etc. A little far from Kyoto central / hustle and bustle is about a 25 minute walk but we enjoyed the walk home of an evening :) They let you keep bikes at the property if you decide to hire some! Super easy to check in/ our staff were lovely. Transport upon check in was a free shuttle bus from M’s Inn central information hub at Kyoto station. They can also hold your luggage which was super handy!

Seamless check in process. However, it is a pity that they do not offer luggage storage service. This causes inconvenience for us as we had additional concern about our luggages before and after check in. The check in and check out time is generally not favourable to customers. 4pm check in time which is late; check out time at 10am which is very early. Moreover, this place is quite a far walk from nearest subway station (>10 mins).

チェックインの時間が、16:00と遅めなのが、ちょっと困るのと、3日しないと清掃が入らないのもちょっと残念。 でも、綺麗だし、商店街やコンビニが近く便利。 二条城まで徒歩10分くらいで行けるのも嬉しい。

L’hôtel est très bien placé, très propre, moderne. Proche des transports. De supers restaurants alentour.

近くに三条商店街があり、地元の喫茶店や飲食店があって便利でした。 ウェルカムアイスのサービスがありました。

フロントスタッフの対応があまりよくなかった

フロントの方の接客がイマイチだった。笑顔がなく、しばらくお待ち下さいと言ってからの待ち時間が長く、何で待っているかもわからない状態だったから、あまりいい気分はしなかった。

ユニットバスのカーテンの匂いが気になりました。

周辺の施設が充実していてまた宿泊したいと思いました。

シンプルなホテルで清潔感があり、ゆっくり休むことができました。また、利用したいと思います！

We hebben genoten van onze verblijf. De kamers waren erg netjes en schoon. Het personeel was erg vriendelijk. Veel winkels en groceries in de buurt. We hebben zelfs gekozen om langer te blijven in het hotel. Persoonlijk hebben we niet gebruikt van de accommodatievoorzieningen, dus kan ik er niet heelveel over zeggen. Maar al en al een fijn hotel!

En får hva en betaler for.

施設はとてもキレイで、値段の割に部屋も広く、満足です。 ただ、基本的には人を置かないようで、入口は常にオートロックであるなど、初めての人には少し分かりにくいホテルでした。 （チェックインの時はスタッフがいたので、気にかけてくださり機械の操作方法などの説明をしてくださったので、自分は迷いませんでしたが。）

入口の入り方よく分からない、スタッフに親切に教えてもらえた、まず部屋狭い家族3人、お風呂が汗くさかった 場所は駅からも近く商店街入った所わかりやすい 3人でこの値段まあまあ良かったとう思います。

入住兩晚，3位的房間，房間細小不能開行李箱的，不過價錢實惠。 酒店附近，安全寧靜的，以巴士往返附近景點，清水寺等都是30分鐘左右， 酒店步行附近，餐飲選擇不多，晚上很早的時間已經沒有餐廳選擇，有間Lawson 便利商店，方便選購日常所需。
