On arrival, told me my room would be 10 mins. After waiting 45 mins was told there was no room. Contacted Expedia, they contacted motel, then motel found me a room in a motel down the road.

Kind of dirty, no elevator. Pretty overpriced compared to others. Would not recommend

Staff and owner are great. Rooms are clean and location is a 2 min walk to patong beach. And they rent motorbikes 👍

The staff was great the owner is just a great guy, location is perfect, and on my last day I realized they rent motorbikes. That is a must do. Rooms are clean well kept and comfy. And food is good too. It’s off the noisy Bangla area but close enough to walk if you choose. Highly recommend

Good place

Nice and clean rooms. One minute walk to a beach. They also have a restaurant with great Italian food made the real Italian way.

At check in time, was told that reservation was cancelled by Expedia. After suggesting that we both call Expedia together, owner became cooperative, and "did me a favor". I got room 45. Balcony was 1 meter by 2 meters, faced wall of next building, that was 1 meter away. The room was noisy. Owner tried to blame next building, but inside wall was shaking. Some pump went off every 30-45 seconds with a thud. Slept 3 hours each night. Room looked modern. But owner is either playing games or just does not read his bookings too well.

Beautiful room with bath & terrasse, closed to the beach, seven eleven shop all night open, laundry... owners are lovely couple. Good restaurant at this hotel with amazing New Zealand steak. Price quality perfect !

Just one of the day. The day we check in the water supply having problem. What the use of logging place without good water to clean one self after a tire day. The stair at night also without night light. Not a late party goers place. Check out just one day.

Satisfactory stay

Stayed here for 8 days. Quiet location close to the beach at a reasonable price. Staff were accomodating ( even those with limited English). Negative points: air condition was noisy/ occasionally dripping with water. Daily towel change however poor deep cleaning/mopping of floor. Do not leave loose change on the table as this will be gone when you get back to your room. Started tipping cleaner to prevent any awkward situation.

Economy Only

This hotel was really inexpensive by American standards. The room was reasonably clean but the A/C and wifi did not work. It is very close to the beach, restaurants, and shopping. The staff were friendly and helpful.

Great Hotel

-Little far from busy street -Just rent a motor nearby for a very convenience trip to go around -Very friendly staffs -Just ride along and enjoy the breeze -The best part is every morning got great local foods in the morning!! I miss that very much! -just the floor was oily, I guess they didn't mop it but it's very comfort room! Highly recommended!

Good value for your money

Great room for a great place. The room had a few ants and the blinds in the shower haven't been cleaned for a long time. Staff was friendly. Beach is a five minute walk. Quiet area to stay in, with all of the bars being a 20 minute walk away.

The hotel is nice and by UK standards quite cheap. The pictures are better than the reality, they have probably been taken when the hotel was just refurbished (looks like 10 years ago). It doesn't look like the management have invested in proper maintenance as it's quite run down which is a shame as it would have been a good place to stay if you're not a snob. Can't complain about cleanliness and service but the overall condition let's it down. We stayed in three different rooms (because we were travelling in between): one had ants in the bathroom, one had low water pressure the third didn't have proper water temperature control. On the plus side the staff were great, breakfast was nice, great location (beach minutes away), shop next door, lively street to feel safe. If you're on a budget and are there to explore then it's a good place to stay.

Shame about the booking system

Sadly when I arrived they were full, the front desk were friendly but in the end I ended up finding somewhere else on my own. Still haven't received a refund.

Good location good price good service

we went there with 4 friends and they gave us two master connected rooms, it was great to have both rooms connected with a door. Price is good, staff very helpful and friendly, the hotel is just 1 minute walk from the beach.

Good stay!

Very nice small hotel. Located in the north part of Patong beach (quite at night, not so many nightclubs and cafes around). The beach is 5 minute walk, and Jungceylon Mall/Bangla Road is about 15-20 minute walk from the hotel. The staff was very helpful and nice.
