Great hotel
Nice hotel in the center of Yerevan. Should be rated 4* instead of current 3* Cons - constant rain of AC condensate around the hotel; scanty breakfast. Lavash is the only bread offered. Only one set of pepper/salt for all guests. Wonder how much they saved by not providing salt on each table in dining area.
The room was freezing, especially at night. Given that our stay was in early December, heating is a pretty serious issue.
Central location
Friendly staff, the location is fantastic, the room was big. The terrace was great to have the morning coffee. The hot food had limited options - basically a different type of omelette.
Super friendly staff. Nice views over the city. You see Ararat mountain from your balcony. Located in in the center, walking distance to everywhere.

Location is pretty good, as good as the popular chains. It could be hard to find but they have a few signs. The thing to remember is it really is only the 14th floor of a building. Nice terrace. Good internet. Breakfast was okay, nothing special.
Everything was good except for the breakfast I found a yellow long woman hair on the scrambeld egg with spinach!
-The breakfast was served on the 15 th floor roof level from where Mt. Ararat was in full view. -Location was excellent, close to Republican Square and Northern Ave.

Extremely good service
Other travelers should close the eyes and choose this hotel instantly because you never know what can happen and when you do need the hotelier's help . Hotel has good view to mount Arrarat nice clean rooms and very good amenities . All the people there were extremely kind and helpful .Starting with breakfast which is realy very traditional and tasty ; if you start earlier they prepare a breakfast box . I" ve been the unlucky traveler who had a dramatic accident and never turned back to the hotel only after 2 (from 5) nights of stay .The employers in the hotel put all my belongings together and delivered them in the hospital . They even didn't charged the unused nights .Forgot to mention how much did they involved in recovering my lost baggage in the airport.That's very rare ! Big applause and many, many thanks you to all there . If back in Yerevan I'll book it definitely again .

Quiet rooms with gorgeous views in city centre
Rooms on the 14th floor, some with private balconies, others with access to the huge terrace. Breakfast on the 15th floor offers a good variety, with the possibility to order omelettes from the kitchen. A bit chilly though during winter, but gorgeous view in summer. Staff at the reception as well as house keeping staff always friendly and helpful! Even got a meal box in the evening, as I had to check out early morning and hence missed the breakfast.
Generally good with one issue
Room itself was very clean and had a small balcony with a great view over the city and Mt Ararat. The terrace where you have breakfast is also really nice and again has those great views. The accommodation itself, as with many other addresses in Yerevan, is quite difficult to find as the entrance is on a different street to the address but the map does a decent job of marking the location. Staff were really helpful and friendly. The only downside during our visit was the smell emanating from the drain in the shower. It was extremely prominent on the morning of our stay and really was quite disgusting. However as we only stayed one night there was little that could be done by the staff before we checked out.
Awesome Stay!
It was an amazing experience staying in Hotel Fourteen Floor! Pretty close and accessible to all locations such as, Republic Square, Opera, Abovyan Street and Northern Avenue. Great staff and caring. Reservation, Follow up and coordination with Sona Kakoyan and Anna were amazing. Friendly and very welcoming front desk people including Nelly, Hasmik, Yana and night shift gentlemen. House keeping/cooks with great quality of service. You feel at home! Definitely, will book again on my next trip.
Clean, incredible views, but missing amenities
In general, this is a fantastic little hotel. The rooms are clean and well-appointed, the daytime staff is incredibly helpful, and the view of Mt. Ararat from the rooftop terrace is breathtaking. That said, we found the overnight staff pretty unpleasant and some amenities missing - upon arrival, we were told check-in was at 3pm, even though our reservation said 12pm (they did let us check in at noon after we pointed that out, though) and there is no room service despite it being listed (though, again, after showing them the Hotels.com listing, they managed to throw together some bread and cheese for us). Neither of these things are dealbreakers, but they ought to amend their listing here.
Great spot, great rooftop. Reasonably priced.
I first stayed at this place in 2013 with friends. We all loved it, took over the whole place for q wedding. Even better now, after a refurb, lowkey staff, helpful, etc.

Beautiful Hotel with a Great View
Unexpectedly amazing hotel right in the center of Yerevan for only $70. The staff was extremely helpful and courteous. The rooftop terrace offers the best view of the city and Mount Ararat in the entire city.A great breakfast spread is offered up there and it's far from the typical belgian waffle and cold cereal served at most American hotels for the same price. If I ever find myself in Yerevan again this is where I will definitely be staying.
Very Good for me ....
I went to yerevan and this hotel for the first time March 19 through march 24. I had a very good feeling with size of my room, kind and helpful reciptions, exelent hotel location beside hotel paris that every taxi drivers knew it 3 minutes walk to republic square! , good breakfast in a very good time zoons 8 to 11, a very big trust or balkony in floor 14 that you can walk and see Ararat montains and have a sit whenever you would like, good wifi internet. Reasonable price ....

ok but not hotel accommodations, more like pension
tucked away on a street off the main drag, there are 34 , yes, thirty-four stairs to climb before arriving at the elevator to bring you to the 14th floor. other than an emergency, there is no one at the desk before 8 or--seemingly , after 11. no ice available one night. has some unevenness to be worked out. receptionist rose was fine, but others spent entire afternoon giggling out loud. at reception. excellent armenian breakfast. all in all, a good stay, but not a hotel. only english channel was cnn
Great location, fab little hotel, superb staff
Other reviews are right re a bit of difficulty finding this hotel. Find the street that has the Hotels National and Paris on it, and within 50 metres of Paris (just round the corner, off the main street) is 14th Floor. This is a nice little hotel that tries very hard on guest satisfaction. All the reception staff were very young but all went out of their way in all regards. I never go out of my way to right reviews but for this hotel, and for the excellent receptionists they employ I'm happy to make this exception.
Convenient
Staffs are nice. I m travelled alone and the staff helped to arrange share taxi from yerevan to tbilisi in a reasonable price and pick up at the hotel. Hotel location is excellent. Highly recommend.
More Than Nice
Apartments in Yerevan are quite popular for family stays but I really would recommend this hotel instead. The rooms are quite big and spacious, most have a living area and you get the usual hotel treatment from the very helpful staff. It is located on the 14th floor of a new apartment building in the center of the city. Republic square, the Opera and the Northern Avenue are all nearby so cafes and restaurants are plenty in the area. Breakfast is basic but good.
14Th Floor is Good Choice
This hotel has good facilities, great view of the city and Mt. Ararat when the sky is clear. The rooms are comfortable, large, and clean. Good internet connection. Recommend getting room across from the reception desk as these have access to the large balcony and this is nice place to relax in the afternoon. The entrance to the hotel is a bit hard to find from the side street. You have to go up a couple flight of stairs, down a corridor and into their reception area to get elevator to the 14th floor. Breakfast is very good as well.
Our recent Hotel experience .
Great friendly Staff, But 1- when we toke shower it was broken and leaked all over floor. 2-Room was cold due to AC & heating system was not working properly, and have to ask for small heater to warm up the room.
The best of the Caucasus
I never gave out all 5's for review before. But this place would get all fives in London, New York, wherever. But in one of Europe's poorest country ? Since there is no six, I give it a five. Next to Republican square (don't skip the musical fountain show at night, it's Las Vegas quality!), beautiful clean room, a private balcony, and a public one looking at the other side. We got really good breakfast and they have filtered water. The staff is very attentive and speak great English. It's not the main screen, it's on the fourteen floor of a brad new high riser in the street behind. Private elevator takes you straight from 1st to 14th. The usage of the underground garage is a bit tricky, don't hesitate to use the "emergency button" to open it. So what are you waiting for? Book it now, unless you want to pay 3 times this price in the big chain situated in republic square

Very convenient
At first I was unhappy with the check in not to know were to go but when I found the reception and our clean room I was happy and the next day when I saw our ARARAD MOUTAN I was very happy and then the staff and there service I defenetly recommend the hotel
Centrally located and excellent service
I arrived in Yerevan on the overnight train from Tbilisi, Georgia. I was allowed to check-in before 8:00 a.m. and even have the buffet breakfast at no charge. My suite was large with a separate sitting room, strong [free] Wifi, and a large bathroom. The staff were helpful with arranging a taxi to Garni and Gerhard Monastery and had advice on how to take a shared taxi back to Tbilisi. Very friendly and accommodating service, and the many of the main sights are within walking distance [e.g, Republic Square, Cascade].
Hidden Gem
Fantastic hotel! Great location, amenities were comfortable, and the service was superb. For the price it cannot be beat.
Amazing service, clean facility, high hospitality.
It is a hidden diamond in hart of Erevan. First, is location location and location. Second, excellent service did surprised, it was over my expectations. Only in very few places I had same quality of service. Third, room floor plan and view of the city and mount Ararat.
Best service I have ever encounterd in a hotel.
The staff was amazing, serving us iced coffees and cakes all day, no charge. The manager even got up at 5:30 am to make us breakfast for our last day when we had to leave early for the airport. Nice rooms, very clean and pretty spacious. The only funny part is getting there the first time with the hotel and reception being on the 14th floor.
Dead center location and outstanding service.
Okay, getting to the hotel is unusual, as it's located in a building on the 14th floor. All taxis know it's street location and entrance. You walk up flight of stairs, walk down a corridor, find a door called 14th Floor, walk up 3 steps, and take private elevator that only goes to, you guessed it, 14th floor. The service was outstanding. Our room was huge, private living room, giant sparklingly clean bathroom, piping hot shower, and huge king bed. Two balconies, not 1 but two (we had room 7) the view is, eh, well, it's not Mt Ararat, but for size and cleanliness, it was awesome. Hotel staff is extremely eager to please. We left at 2:45am to catch our flight, and at 2am, they had coffee and sandwiches waiting for us, without being told or asked. Tavern Yerevan 2 minute walk away is absolutely fantastic. Square is 1 minute walk. Would definitely recommend / stay here again.
Great stay and great hotel
Have to say, I was from the start to end amazed by hospitality, the great services and willingness of the staff of hotel to help. From room which is nice and very big, with huge terrace with amazing view to whole city to value given by the great team of the hotel. Will gladly go back any time, and will again in next month. Only small spot on beauty is the ongoing construction outside the hotel, but that will be finish in a year and then no objections.
Great stay, great service, definitely will be back
Have to say, this accommodation experience raise an expectation to other hotel very high. Small hotel with great staff which is smiling has an over 5 star hotel (and now its the place where the 5 star staff should learn from them even) attitude and willingness to help. We extended the stay here and will gladly come back. Definitely great value for money and much more. Only small spot on beauty is that construction going on in surrounding street, but when this will end it will be real full points stay.
Caring kind staff
The staff were so nice and caring. My husband had a bad cold and staff brought him a soup , medicine and offered home made food so he doesn't have to leave the hotel. He felt like home and couldn't believe it. So happy he stayed at this hotel.

Nice hotel, but quite hidden.
Once you get past the obstacle of getting to the hotel, then it is worth it. The hotel is clean, modern, with A/C, and a shared balcony overlooking Mt. Ararat and the city. The obstacle is finding the hotel. It is behind the building facing another street (that street is a dirt road facing a grossly underdeveloped neighborhood). The location is very close to the center, about 200 meters from the main street with restaurants and famous hotels such as the Marriot. The obstacle of getting to the hotel: Walk through the building entrance, walk up a flight of stairs to the 2nd floor, walk down 2 hallways until you get to a lobby area with an elevator, take the elevator from the 2nd floor to the 14th (only 2 floor options), then you exit the elevator to the hotel lobby. Estimated time ~5 minutes. Thats the only thing I didnt like. Other than that, it was a very nice, clean room.
Not a bad place at all
Pleasant Staff and accommodating. Though the door to our balcony was difficult to lock, the main bedroom also has a lockable door. quite nice and comfortable overall. Definitely in a central location in the city of Yerevan, and for the price per night, and a nice little breakfast in the morning, it's pretty worth it.
Best Kept Secret In Yerevan, Armenia
Incredibly helpful, professional and friendly staff, especially Ani the receptionist on duty when I arrived. Nice breakfast each day was included in the price of the room. The hotel is close to everything in the heart of Yerevan. This was my first trip to Yerevan and both the hotel and the city are amazing!

Zentral gelegen, gute Aussicht von Balkons und Frühstücksterrasse, viele Restaurants in der Nähe. Entgegen der Beschreibung kein kostenloses Mineralwasser. Klimaanlage teilweise sehr laut (Zimmer 4). WLAN nicht stabil, schwach. Frühstück lala, Möbel teilweise defekt.

Lo bueno es la vista y el desayuno.
El hotel está bien ubicado y el desayuno es bueno, así como las vistas. Lo mejorable es que el cuarto de baño no tiene calefacción y está frío en comparación con la habitación. Por otra parte la habitación es más bien pequeña, y la mesa de trabajo no tiene silla: entré la que había en la terraza. Por lo tanto es poco conveniente si el viaje es de trabajo.Creo que por el precio se pueden encontrar hoteles con habitaciones más amplias y cómodas. Lo mejor es la vista
